Job Title: Business Development Manager – Property Acquisitions
Location: Scotland (Office & Field Based)

About the Role
We are seeking an ambitious and proactive Business Development Manager to build and maintain relationships with estate agents, letting agents, property managers, and other property professionals throughout Scotland.
The primary objective of this role is to source off-market and on-market property opportunities suitable for investors and property acquisition clients. The successful candidate will become the first point of contact for agents looking to dispose of properties quickly and efficiently.
Key Responsibilities
- Build relationships with estate agents and letting agents across Scotland.
- Conduct regular visits, calls, and meetings with agency branches.
- Identify and secure discounted property opportunities before they reach the wider market.
- Maintain regular contact with valuers, branch managers, negotiators, and lettings staff.
- Develop a pipeline of potential property acquisitions.
- Negotiate purchase prices and terms on behalf of the company and investor clients.
- Attend property viewings and networking events.
- Maintain accurate records within the CRM system.
- Provide weekly reports on new opportunities, agent relationships, and pipeline activity.
- Monitor local property markets and identify emerging opportunities.
- Work closely with directors to assess deal viability and investor demand.
Key Performance Indicators (KPIs)
- Number of agent meetings completed each week.
- Number of active agent relationships developed.
- Number of property opportunities sourced.
- Number of investor deals agreed.
- Gross profit generated from sourced deals.
- Conversion rate from opportunity to completed transaction.
Essential Requirements
- Previous experience in property, estate agency, lettings, sales, or business development.
- Strong relationship-building and networking skills.
- Excellent communication and negotiation abilities.
- Self-motivated and target-driven.
- Full UK driving licence and willingness to travel.
- Comfortable working independently.
Desirable
- Existing network within Scottish estate agency or lettings sector.
- Knowledge of buy-to-let, BRR, and property investment strategies.
- Experience using CRM systems.
- Understanding of property valuations and deal analysis.
Pay: £28,000.00-£45,000.00 per year
