Job Title: Mortgage Broker
Role Purpose
The Mortgage Adviser is responsible for providing professional, compliant mortgage advice to clients, supporting them throughout the mortgage process from initial enquiry through to completion.
The role involves understanding each client’s circumstances, needs and objectives, researching suitable mortgage solutions, providing clear recommendations and maintaining strong relationships with clients, lenders and other professional contacts.
The adviser will be expected to deliver excellent client service while achieving agreed business targets and maintaining high standards of regulatory compliance.
There is an opportunity to qualify for additional bonus payment subject to hitting agreed targets. Occasional travel may be required to another office in Nottinghamshire as and when required.
Key Responsibilities
1. Client Advice
- Conduct detailed client fact finds to understand their financial circumstances, objectives and requirements.
- Assess affordability and identify suitable mortgage solutions.
- Research the mortgage market and recommend appropriate products based on the client’s needs.
- Clearly explain mortgage products, costs, risks and repayment options to clients.
- Provide advice across areas including residential mortgages, remortgages, buy to let mortgages, product transfers, where appropriate.
- Identify clients who may benefit from protection advice and refer to relevant team
2. Mortgage Applications
- Prepare and submit accurate mortgage applications to lenders.
- Ensure all required supporting documentation is obtained and checked before submission.
- Manage applications from submission through to mortgage offer and completion.
- Liaise with lenders, underwriters, solicitors, estate agents and other parties to progress applications.
- Keep clients regularly updated throughout the application process.
- Identify potential problems early and take appropriate action to minimise delays.
3. Compliance and Regulation
- Ensure all mortgage advice complies with FCA requirements, including the Mortgage Conduct of Business rules.
- Follow WLR F&I Solutions Ltd compliance procedures, advice standards and internal policies.
- Maintain complete and accurate client records, including clear evidence supporting recommendations.
- Complete all required suitability documentation and disclosures.
- Treat customers fairly and ensure communications are clear, fair and not misleading.
- Identify and appropriately support vulnerable customers.
- Complete all required compliance training and maintain appropriate levels of competence.
- Immediately report any compliance concerns, complaints or potential breaches in accordance with company procedures.
4. Client Relationships
- Build long term relationships with clients and provide a high standard of ongoing service.
- Maintain contact with clients approaching the end of their existing mortgage arrangements.
- Proactively identify opportunities to support existing clients with future mortgage requirements.
- Encourage client referrals through excellent service and relationship management.
- Work closely with colleagues across the wider group to ensure clients receive coordinated advice where appropriate.
5. Business Development
- Develop relationships with introducers and professional contacts.
- Respond promptly to new mortgage enquiries and referrals.
- Support the growth of the mortgage business through strong client retention and referral activity.
- Work towards agreed activity, conversion and income targets.
- Maintain accurate records of leads, applications, completions and business opportunities.
Qualifications and Experience
The successful candidate should:
- Hold CeMAP, or an equivalent recognised mortgage advice qualification.
- Have experience providing regulated mortgage advice, or have completed appropriate training for an adviser role.
- Have a good understanding of the UK mortgage market and lender criteria.
- Have a strong understanding of FCA requirements relating to mortgage advice.
- Be comfortable using mortgage sourcing systems, lender portals and customer relationship management systems.
- Have strong communication and relationship management skills.
- Be organised and able to manage several client applications at different stages.

Additional Responsibilities
The Mortgage Adviser may be required to undertake additional reasonable duties to support the mortgage team and wider business.

Pay: From £28,000.00 per year
