City Site Solutions are currently looking to speak with Assistant/Site Managers based in the Oxford area or around.
This is primarily a site-management and site-office role.
You will be working on a refurbishment project in Oxford, for one of the colleges directly.
The Estates Manager is acting as Principal Contractor and will retain overall responsibility for planning, managing, monitoring and coordinating the construction phase. The successful candidate will report directly to the Estates Manager and assist with the day-to-day running, supervision and administration of the site.
The appointment is initially expected to be for approximately three months, although there may be opportunities for further work across the College’s future construction programme.
The role will include:
- Managing the daily operation of the site and site office under the direction of the Principal Contractor.
- Maintaining the site diary, attendance records, inspection records and project documentation.
- Coordinating contractors, direct labour, deliveries, materials and site access.
- Providing site-specific inductions and maintaining induction records.
- Checking that approved RAMS are available before work begins and have been communicated to those undertaking the work.
- Monitoring compliance with the Construction Phase Plan, site rules and health and safety arrangements.
- Undertaking daily site inspections and reporting concerns or non-compliance to the Principal Contractor.
- Organising daily briefings and toolbox talks where required.
- Administering permits to work, including hot-work and isolation permits.
- Monitoring housekeeping, welfare facilities, fire precautions and emergency arrangements.
- Coordinating the activities of different contractors and trades to prevent clashes and unsafe interfaces.
- Monitoring progress against the programme and recording delays, issues and instructions.
- Assisting with quality inspections, snagging and photographic progress records.
- Liaising professionally with College staff, consultants, contractors and building users within a live Oxford college environment.
- Escalating safety, programme, quality or contractor-performance concerns promptly to the Principal Contractor.
The successful candidate should have:
- A current SMSTS qualification.
- An appropriate CSCS Supervisor or Manager card.
- Current First Aid at Work certification.
- Previous experience supervising refurbishment or fit-out projects.
- Strong site-administration, IT and record-keeping skills.
- Experience coordinating multiple contractors and direct labour.
- A good practical understanding of CDM 2015.
- Experience operating permit-to-work, induction and inspection systems.
- The confidence to challenge unsafe working and stop work where there is an immediate risk.
- The ability to work within an occupied and operational estate.
- Heritage, university, college or occupied-building experience would be advantageous.
