Project Manager – Property Onboarding
Salary: £30,000–£40,000 depending on experience
Location: Home-based, ideally Bournemouth / BCP area
Job type: Full-time, Permanent
Mileage: 55p per mile
Moorview Lets is looking for a Project Manager to join our team and manage the onboarding of new properties onto long-term leases.
Once our team has agreed a new property with a landlord, you'll take over and manage the process through to the property being ready to go live with the lease provider.
The main part of the job is coordinating between the landlord and the lease provider. You'll need to understand what is required from the property, explain this clearly to the landlord and then keep things moving until everything has been completed and signed off.
You'll normally have several properties going through this process at the same time, so being organised and good at keeping on top of people and outstanding actions is a big part of the role.
What you'll be doing
- Taking over new properties once terms have been agreed with the landlord
- Acting as the main point of contact for the landlord during the onboarding process
- Liaising regularly with the lease provider and understanding their requirements
- Arranging and attending property inspections
- Producing clear lists of defects and outstanding works following inspections and communicating these to landlords
- Following up with landlords to make sure outstanding items are dealt with
- Coordinating compliance documents, inspections and other information needed before a property can go live
- Keeping track of actions, deadlines and progress across several properties at once
- Dealing with issues or disagreements that come up and helping find a practical solution
- Keeping everyone updated on progress
- Coordinating final inspections and sign-off
- Handing the property over to our management team once it is live
This isn't a construction project management role and you won't be responsible for physically managing building works or trades.
However, you will be visiting properties to identify defects and outstanding works, and checking that required works have been completed to the necessary standard, so previous experience in property, construction, maintenance or a similar environment would be particularly useful.
What we're looking for
The most important things for us are that you're organised, a very good communicator and comfortable dealing with people.
You'll need to be able to manage several projects at once without losing track of what's happening on each one.
You should also be comfortable having conversations with landlords where something needs to be changed or additional work is required. There will sometimes be a bit of negotiation involved, so you'll need to be confident while still maintaining a good relationship with everyone involved.
Experience in property, lettings, property management, construction or maintenance would be an advantage.
You'll also need:
- Excellent communication skills
- Strong organisation and attention to detail
- Confidence dealing with landlords and other businesses
- Good problem-solving skills
- The ability to work independently and manage your own workload
- A full UK driving licence
- Your own car
What you can expect from us
We're a small team of experienced property professionals, so you won't be joining a large corporate environment with layers of management.
You'll be given plenty of autonomy to get on with the job and manage your projects in the way that works best, while having support from the wider team whenever you need it.
You can also expect:
- £30,000–£40,000 salary, depending on experience
- Home-based working
- 55p per mile paid for business mileage
- 30 days annual leave including bank holidays
- Company pension
- The tools and systems you need to do the job
- Support from an experienced property team
- A role where you can take genuine ownership of your work
- The opportunity to develop your role as the business grows
We're looking for someone we can trust to take responsibility for their projects rather than someone who needs to be constantly managed. Equally, you won't be left on your own when you need help or a second opinion.
Location & Travel
This is a home-based role, so you'll primarily work from home. However, property visits are an important part of the job and you'll be expected to travel to properties when required for inspections, identifying outstanding works and other parts of the onboarding process.
Our core growth markets are Bournemouth, Bristol and London, with Bournemouth being a key area for this role. For that reason, we're ideally looking for someone based in or around Bournemouth/BCP.
You must be comfortable travelling across our different markets when required, including occasional longer-distance journeys.
