Job Title: Estates Services Worker
Starting Salary: £28,676.88 plus Essential Car User Allowance
Hours: 37.5 hours
Work Pattern: Monday to Friday, 9am to 5pm.
You must have a valid driving licence and you must have access to your own vehicle in order to qualify for the job.
Key Responsibilities
1. To deliver a high quality, cost effective maintenance service to all customers by carrying out responsive and planned maintenance inspections and repairs.
2. To carry out inspections of void properties.
3. To assist in the administration and recording of all maintenance functions of the Association.
4. To be aware of and abide by the Association’s Health and Safety Policy and ensure that they do not endanger either themselves or others through their acts or omissions.
Duties and Responsibilities
1. To deliver a high quality, cost effective maintenance service to all customers by carrying out responsive and planned maintenance inspections and repairs.
1.1 To be aware of and abide by all of the Association’s Policies and Procedures.
1.2 To keep accurate records and paperwork identifying the maintenance functions carried out on each job sheet.
1.3 To liaise with all other Association staff as necessary so as to ensure effective communication and administrative functions with all other departments.
1.4 To report as required on the condition of all properties to the Head of Estates and Risk.
1.5 To ensure all maintenance work is carried out within budget.
1.6 To complete all works within the agreed timescales.
1.7 To be aware of all Estate Services Performance Indicators.
2. To carry out inspections of void properties.
2.1 To assess repairs when notified by Project staff and to offer advice and guidance on actions or measures to take.
2.2 To carry out inspections of void properties to ensure that they are free from any risks that might affect the safety of any new resident and to complete the Void Inspection Sheet.
2.3 To liaise with Project staff regarding all matters relating to void properties.
3. To assist in the administration and recording of all maintenance functions of the Association.
3.1 To undertake the maintenance function for the Association.
3.2 To undertake responsive maintenance tasks as required.
3.3 To undertake cyclical maintenance and inspection tasks as required.
3.4 To co-operate with all other Association staff and residents when carrying out their undertakings.
4. To be aware of and abide by the Association’s Health and Safety Policy and ensure that they do not endanger either themselves or others through their acts or omissions.
4.1 To be aware of and abide by the Association’s Health and Safety Policy whilst ensuring that they abide by all standard maintenance procedures within this document.
4.2 To abide by all Health and Safety legislation and operate good, safe working practices.
4.3 To inform the Head of Estates and Risk of any contravention of Health and Safety that they are made aware of.
4.4 To attend the maintenance planning meeting each morning.
4.5 To risk assess all tasks prior to commencing work in order to either eliminate or minimise the potential risks.
4.6 To ensure that the workplace is left clean, tidy and safe after completing all maintenance tasks.
5. General
5.1 To participate in any training that may be considered necessary in developing the work and attend Team Meetings.
5.2 To move around Association sites to support the business need, with access to a vehicle to do so.
5.3 To provide a polite, efficient, reliable, helpful and courteous service to customers at all times.
5.4 To place orders for all tools, equipment and materials that might be required whilst ensuring that all purchasing costs are fully considered in the decision.
5.5 Strict adherence to confidentiality, particularly in the details of Service Users and staff is required at all times.
5.6 To work in accordance with the Association’s Safeguarding Accountability Framework at all times.
5.7 To treat everybody with respect and demonstrate commitment to Equality and Diversity.
5.8 To promote good practice through adhering to the Association’s Policy and Procedures and demonstrating the Association’s Behavioural Competencies and Values.
5.9 To undertake any other responsibilities and duties appropriate to the level of the post, that may be required from time to time.
Pay: £28,676.88-£33,462.00 per year
