Due to continued growth, we are seeking an experienced Lettings Manager to join our Head Office in Daresbury.
The Role
This is an exciting opportunity for an experienced lettings professional to take ownership of our lettings function. Initially, you will manage the department independently, overseeing the entire lettings journey from instruction through to move-in, as well as tenancy check-outs and deposit returns.
You'll work closely with our Administration, Maintenance, Block Management, and external Viewing Representatives to ensure a seamless customer journey for landlords and tenants. As the business continues to grow, there will be the opportunity to build and develop the lettings department further.
This is a varied, fast-paced role that requires someone who is organised, proactive, commercially minded, and confident managing multiple properties and stakeholders simultaneously.
Key ResponsibilitiesLettings
- Manage the end-to-end lettings process across a portfolio of residential apartments.
- Advertise available properties across property portals and marketing channels.
- Respond to tenant enquiries and qualify prospective applicants.
- Arrange viewings with our network of Viewing Representatives.
- Negotiate offers and agree tenancy terms with applicants.
- Prepare and issue letting instruction/order forms.
- Liaise closely with the Administration Team throughout referencing and application progression.
- Coordinate move-in dates and ensure all documentation is completed before tenancy commencement.
- Work to minimise void periods and maximise occupancy levels.
- Build and maintain excellent relationships with landlords, investors, tenants, and prospective applicants.
Tenancy Management
- Act as the main point of contact for landlords and tenants throughout the tenancy.
- Arrange routine property inspections and review inspection reports.
- Liaise with Maintenance and Block Management teams to resolve tenancy-related issues.
- Oversee tenancy renewals where required.
- Review check-out reports and negotiate deposit deductions where appropriate.
- Process tenancy deposit returns in accordance with current legislation and timescales.
- Ensure all tenancy files remain compliant and up to date.
Department Management
- Take ownership of the lettings department and continually improve processes and efficiencies.
- Monitor occupancy levels and identify opportunities to reduce void periods.
- Ensure compliance with current lettings legislation and company procedures.
- Produce regular updates on lettings activity and portfolio performance.
- Support the future growth of the department as the business expands.
About You
We're looking for someone who enjoys taking ownership and is confident managing the full lettings lifecycle independently.
You'll be an experienced lettings professional with excellent organisational skills, strong attention to detail, and the ability to build lasting relationships with landlords, tenants, and colleagues.
Essential Requirements
- Previous experience as a Lettings Manager, Senior Lettings Negotiator, Property Manager, or similar residential lettings role.
- Strong understanding of the full lettings process from marketing through to check-out.
- Experience progressing tenancy applications and coordinating move-ins.
- Experience reviewing check-outs and handling tenancy deposit returns.
- Good knowledge of current residential lettings legislation.
- Excellent communication and negotiation skills.
- Strong organisational and time management skills.
- Ability to prioritise a busy workload and work independently.
- Full UK driving licence.
Desirable Requirements
- ARLA Propertymark qualification (or working towards).
- Experience managing residential apartment portfolios.
- Experience working with property management software.
- Knowledge of deposit dispute resolution processes.
