Higher End Construction is an established and growing construction and maintenance contractor based in Haydock, delivering works for local authorities, housing associations and private clients across the North West.
Due to continued growth, we are looking to appoint an experienced Site Manager to take operational control of our directly employed workforce and subcontractors across multiple live workstreams.
Our core programmes include:
Social housing wet room and bathroom adaptations
Void property refurbishments
Planned maintenance works
Boiler replacement programmes
Extensions and disabled adaptations
Refurbishment and general construction projects
This is a key appointment within the business.
We are specifically looking for someone with strong social housing and planned maintenance experience who understands how to programme multiple workstreams, forecast labour requirements and keep works moving on time and budget.
The Role
Reporting directly to the Managing Director, you will take responsibility for the operational delivery of our works across the North West.
You will work alongside our existing Site Team of directly employed operatives to ensure we have the correct labour, materials and subcontractors available ahead of each programme.
A major part of the role will be forward planning programmes and you will be expected to maintain a clear forecast of programmes, identifying labour and resource requirements before any issues may arise.
Key Responsibilities
Take operational control of multiple live social housing and construction workstreams.
Produce and maintain 1-week, 2-week and 4-week forward programmes.
Forecast labour requirements across joinery, plumbing, plastering, electrical, groundworks, decorating and other trades.
Allocate our directly employed operatives effectively across contracts.
Identify labour shortages in advance and arrange additional subcontract resources where required.
Work closely with our Site Team to coordinate daily site activities and operatives.
Manage wet room, voids, boiler, adaptation and refurbishment programmes.
Carry out regular site inspections and ensure works are progressing to programme.
Maintain high standards of workmanship, quality control and customer service.
Carry out pre-start, progress and completion inspections where required.
Manage variations and additional works, ensuring these are identified, recorded and reported promptly working closely with our Finance team.
Liaise directly with housing associations, local authorities, client representatives and residents.
Deal with operational site issues and day to day tasks.
Coordinate subcontractors, suppliers and directly employed trades.
Ensure materials and specialist trades are ordered/booked sufficiently ahead of programme.
Ensure works are completed safely and in accordance with company and client requirements.
Monitor outstanding works and prevent jobs from becoming unnecessarily delayed.
Hold regular operational meetings with supervisors and site teams.
Provide the Managing Director with a structured weekly update covering programme, labour, risks, variations and client issues.
Drive jobs through to completion on time and on budget.
Help improve our systems and operational processes as the company continues to grow.
What We're Looking For
This role requires someone who has already managed social housing maintenance or planned works programmes.
We would particularly like to speak with candidates who have experience delivering:
Wet rooms and bathroom adaptations
Void property refurbishments
Planned maintenance
Responsive repairs
Disabled adaptations
Occupied social housing works
General refurbishment and construction projects
Extensions and adaptation refurbishment works
You should be comfortable managing several workstreams simultaneously rather than managing one traditional construction site.
Essential Requirements
Proven experience as a Site Manager, Senior Site Manager or similar operational management role
Strong experience within social housing
Experience delivering planned maintenance, voids, bathrooms/wet rooms or refurbishment programmes
Strong programming and forward-planning ability
Experience managing directly employed trades and subcontractors
Ability to forecast labour and resource requirements several weeks ahead
Excellent understanding of construction sequencing
Strong quality-control standards
Good understanding of health and safety requirements
Confident dealing directly with clients
Strong organisational and problem-solving skills
Full UK driving licence
Ability to travel across the North West
SMSTS, CSCS and First Aid qualifications are strongly preferred.
You will be expected to take ownership of delivery, make decisions, support the site team and escalate genuine commercial or strategic issues to the Managing Director rather than routine operational problems.
