Job Summary & Objectives:
To proactively seek opportunities to generate market appraisals, viewings, sales and increase revenue, following company procedures and legislative requirements. Manage relationships with clients and applicants through proactive, effective communication, which is accurately recorded in detail in proprietary software.
Key tasks to include (subject to change according to business needs):
- Generate market appraisals from telephone leads, viewings and emails from Rightmove.
- Carry out accompanied viewings using company pool car.
- Follow up all viewings and feedback outcome to Vendors in accordance with targets.
- Process sales in accordance with company policy and current legislation, in particular Money Laundering requirements, and refer to Financial Services & Conveyancers.
- Newly instructed properties to be checked for suitability as an investment property, and, if appropriate, referred to Lettings.
- Ensure all communications with the company are handled promptly, effectively and with enthusiasm, engendering a good rapport with clients.
- Accompany Valuer to listing appointments, familiarising yourself with the property, and introducing yourself as the Vendor’s main point of contact through the sales pro[1]cess, engendering confidence and developing a good relationship with the Vendor from the outset
- Use social media to generate interest in properties before they come to market, with a teaser video of newly instructed 'coming soon' properties, whilst not disclosing the property details.
- Ring “hot” list applicants to alert them when a suitable property may be due to come on the market, before it is listed on Rightmove, whilst not disclosing the property details.
Key Performance Indicators (reviewed Annually):
- Income Generation
- Generate Market Appraisals from Viewing Enquiries when property to sell locally.
- Agree sales and carry out due diligence
- Refer new applicants to Financial Services (Mortgage Broker) at initial contact
- Refer new applicants to Conveyancer at initial contact.
- Refer purchasers and vendors service providers they may require during the purchase/sale process including surveyors, removals, gas/electrical testing, damp proofing etc at the time offer accepted Applicant Management
- All applicant enquiries to be used as an opportunity to build a relationship, comprehensively recording requirements in accordance with company guidelines to match available properties
- Maintain a “hot” list of up to 20 purchasers who are in a buying position to proceed quickly, telephoning them with all new instructions matching their search criteria, and frequent calls to keep abreast of how their search is progressing.
- Telephone all viewers within 10 working hours (chase by phone for following 2 days if no response)
- Telephone feedback on all viewings to vendors within 10 working hours Client & Sales Management
- Type up and post/email sales memoranda on the day all sales information is gathered and due diligence is completed
- Order Sold Board on day sales agreed (if board erected)
- Complete match on new instructions, price changes and fall throughs

- Ability to work under pressure when workload demands
- Good time management and the ability to prioritise
- Professional appearance appropriate to the role
- Driving Licence essential
- Knowledge of proprietary software an advantage (Alto/Street)
- Knowledge of Estate Agency compliance regulations and legislation are an advantage
Hours of work:-
Monday - Friday 9:00am - 5:00pm with 30 min break for lunch
Every other Saturday 9:00am - 1:00pm with wednesday afternoon off in lieu
Starting Salary £24785.50 per year plus uncapped commission
