Development Feasibility & Land Analyst
GRK Architecture, are looking for a commercially minded Development Feasibility & Land Analyst to help identify, assess and unlock new development opportunities.
This is a varied role suited to someone with a strong understanding of planning, architecture and property development. The role will involve finding potential sites, reviewing their planning potential, assessing what could realistically be delivered, and preparing early-stage development appraisals to understand whether the numbers stack.
A typical day may involve searching for sites on the market or identifying off-market opportunities, reviewing planning policy and site constraints, testing possible development options, looking at use class and classification opportunities, preparing high-level feasibility studies, and working through GDV, build cost, land value, profit and risk assumptions.
The ideal candidate will have experience across planning, architecture, development or land. You may have worked in a planning consultancy, architectural practice, developer, land agency or property investment environment. What matters most is that you can think commercially, understand planning potential, and translate a site opportunity into a clear development strategy.
You should be comfortable reviewing planning policy, assessing site constraints, understanding residential development potential, preparing or interpreting basic layouts, and helping to establish whether a site is worth pursuing. Experience with development appraisals, residual valuations, land acquisition, feasibility studies or small-to-medium residential schemes would be highly beneficial.
This role would suit someone who enjoys the early strategic stage of development: finding the opportunity, understanding the planning angle, testing the design potential, and working out whether the deal makes commercial sense.
Key Responsibilities
- Identifying potential development sites and land opportunities.
- Reviewing planning policy, site history, constraints and development potential.
- Assessing what could realistically be achieved on a site in planning terms.
- Considering use class, classification, lawful use and change-of-use opportunities.
- Preparing high-level feasibility studies and early development strategies.
- Working through initial development appraisals, including GDV, build cost, land value, profit and risk.
- Supporting decision-making on which opportunities are worth progressing.
- Liaising with internal teams, consultants, agents and landowners where required.
Ideal Experience
- Planning, architectural, development, land or property background.
- Good understanding of UK planning policy and residential development.
- Ability to assess sites quickly and commercially.
- Experience with feasibility studies, planning appraisals or development appraisals.
- Strong research, analytical and communication skills.
- Commercial mindset with an interest in land, development and deal-making.
The Opportunity

Pay: £25,000.00-£32,000.00 per year
