Cozee Properties is looking for a driven and detail-oriented Residential Property Manager to take ownership of the compliance, onboarding and offboarding functions within our Property Management department. This is a management role for someone with two to four years of property management experience who is ready to step into a position of real responsibility, overseeing a client services team, ensuring the smooth running of operations, and acting as the connective tissue between our accounts and maintenance functions.
You will be the person who ensures every tenancy starts correctly, ends cleanly, and is managed compliantly throughout. When things go wrong you will be the calm, capable presence that resolves issues, handles complaints and gets things back on track.
This is a role for someone who understands that the client experience is built or broken in the detail, and who takes genuine pride in getting that detail right every time.
ROLE EXPECTATIONS
You will take direct management responsibility for the client services team, setting standards, overseeing workload and developing your people. At the same time, you will work closely alongside the Accounts Manager and Maintenance Manager — supporting, coordinating and stepping in where needed to keep the wider operations function running smoothly.
Reporting directly to the Head of Operations, you will be trusted to make sound decisions independently, escalate where appropriate, and continuously improve the processes and standards within your remit.
Compliance is non-negotiable in this role. You will be expected to know the legislation, apply it correctly, and ensure your team does the same every time, without exception.
WHAT SUCCESS LOOKS LIKE?
- Every tenancy is onboarded correctly, compliantly and with a smooth client experience from day one
- Offboarding is handled efficiently; deposit releases are processed on time, check-outs are thorough, and disputes are minimised
- Compliance checks are completed accurately and on time across the portfolio — nothing is missed
- Complaints are handled professionally and resolved at the earliest possible stage, rarely escalating beyond your team
- The accounts and maintenance managers feel genuinely supported by you and the client services function
- Your team is well managed, clear on their responsibilities, and growing in confidence and capability
- Processes are consistently followed, continuously reviewed, and improved where needed
HOW YOU’LL SPEND MOST OF YOUR TIME
Most weeks, you will be:
- Overseeing the onboarding of new tenancies; ensuring Right to Rent checks, AML verification, deposit registration and prescribed information are all completed correctly and on time
- Managing the offboarding process; coordinating check-outs, deposit reconciliations and releases, and ensuring all documentation is in order
- Handling tenant and landlord complaints — taking ownership from first contact through to resolution, and maintaining a clear audit trail throughout
- Ensuring compliance across the portfolio, monitoring certificate expiry, notice obligations, Section 21 and Section 8 processes, and legislative changes that affect day-to-day operations
- Directly managing and developing the client services team — holding regular one-to-ones, reviewing workload, setting standards and supporting performance
- Liaising with the Accounts Manager on rent, deposit and client money matters that cross over with client services
- Liaising with the Maintenance Manager to ensure repair and inspection activity is coordinated with tenancy milestones
- Reporting into the Head of Group Operations on team performance, compliance status and operational issues
- Identifying gaps in process, proposing improvements and implementing changes with the support of senior leadership
You will be office-based at our Gray’s Inn Road office, working at the centre of the operations team day-to-day.
WHO THIS ROLE IS FOR

- Has 2 to 4 years of residential property management experience and is ready to step into management
- Has a thorough, working knowledge of tenancy compliance. Right to Rent, AML, deposit protection, prescribed information, Section 21 and Section 8 have no secrets for you
- Is a natural organiser who keeps multiple processes moving simultaneously without dropping the detail
- Handles complaints and difficult conversations with calm, professionalism and a genuine desire to resolve
- Communicates clearly and confidently with landlords, tenants, colleagues and senior leadership
- Takes ownership of their area without needing to be reminded, chased or directed
- Understands that managing a team well is as important as managing a portfolio well
- Is ambitious. This role is a stepping stone role with genuine scope to grow at Cozee
EXPERIENCE THAT HELPS
- 2 to 4 years of hands-on residential property management experience
- Direct experience managing tenancy onboarding, offboarding and compliance processes
- A working knowledge of Right to Rent, AML obligations, deposit protection schemes and prescribed information requirements
- Familiarity with Section 21 and Section 8 notice procedures and the legislative landscape around them
- Experience handling formal complaints and maintaining compliant audit trails
- Any prior people management or team leadership experience, however informal
- ARLA Propertymark or IRPM qualification, or active progress toward either
- Confident use of a property management CRM and associated compliance tools
