Position: Ground Maintenance Operative
Location: Mosaic East, 4th Floor, 17 Addiscombe Road, Croydon, CR0 6SR
Start Date: ASAP
Contract Duration: 3+ Months
Working Hours: 35 hours per week
Pay Rate: PAYE: £14.10 per hour
Job Responsibilities:
- Maintain communal areas across housing estates, ensuring they are clean, safe and well presented
- Carry out general cleaning duties including sweeping, vacuuming, mopping, dusting, polishing and litter picking
- Clean and maintain refuse chutes, bins and bin storage areas where required
- Use cleaning equipment and machinery, including jet washers and steam cleaners, following appropriate training
- Complete minor repairs and maintenance tasks such as basic joinery, plumbing repairs, painting, graffiti removal and lock changes
- Report any defects or repairs that cannot be resolved to the relevant maintenance team or line manager
- Carry out inspections, safety checks and provide reports when required
- Provide support and cover for colleagues when needed
- Act as a helpful point of contact for residents, responding to enquiries or directing them to the appropriate team
- Identify and report concerns relating to vulnerable residents where appropriate
- Work safely at all times, following health and safety procedures and using provided personal protective equipment (PPE)
- Maintain a professional, polite and respectful approach when dealing with residents, visitors and colleagues
- Carry out additional duties that are consistent with the responsibilities of the role
Requirements:
Must-Have Requirements:
- Ability to carry out physically demanding manual work
- Good practical skills with the ability to complete a range of basic maintenance and repair tasks
- Ability to work independently and as part of a team
- A positive, proactive approach with the ability to use initiative
- Good communication skills, both verbal and written
- Ability to use a smartphone for work-related communication, emails and reporting issues
- Understanding of basic health and safety responsibilities
- Full UK driving licence
Nice-to-Have Requirements:
- Previous experience working in a maintenance, grounds maintenance or estate services environment
- Experience working as part of a small team
- Experience dealing with customers, residents, contractors or service users
- Knowledge of health and safety practices relevant to property maintenance
- Experience carrying out minor domestic repairs
