The Role
We're looking for an experienced Lettings Manager to lead our property management team following the departure of our current manager. You'll take ownership of the team's day-to-day performance, hold a personal caseload of properties, and play a key role in shaping how we operate as we continue to grow. This is a great opportunity for someone who wants real responsibility and a direct say in how the business is run.
Key Responsibilities
- Line-manage and support the property management team, including workload allocation, performance, and development
- Hold and manage a personal portfolio of properties, overseeing tenancies from move-in to move-out
- Handle escalated landlord and tenant issues, including complex maintenance, arrears, and disputes
- Ensure compliance with Scottish letting law, including tenancy agreements, deposit protection, repairing standards, and Letting Agent Code of Practice
- Monitor void periods and support the team in achieving fast, well-matched re-lets
- Report on portfolio performance, arrears, and compliance to the Director
- Contribute to process improvements and help embed best practice across the team
- Lead on training, recruitment, and onboarding for the team
What We're Looking For
- Proven experience in a property/lettings management role in Scotland, ideally with some line management or team lead experience
- Strong working knowledge of Scottish letting legislation and the Letting Agent Code of Practice
- Excellent organisational skills and the ability to manage competing priorities across a busy portfolio
- Confident, clear communicator, comfortable dealing directly with landlords, tenants, and contractors
- A proactive, solutions-focused approach — someone who takes ownership rather than waiting to be told
- Full UK driving licence and access to your own car for visiting properties (mileage claimable at 55p per mile)
