CONTRACT: Full-time
BRIEF DESCRIPTION OF THE ROLE
The property manager will have full responsibility for managing our residential lettings portfolio in the area, overseeing contractors, reporting to our clients and investors, and handlingproperty upkeep and repairs. In addition, they will be overseeing the referencing process for new candidates, preparing contracts and legal notices, and negotiating and overseeing renewals of tenancy.
DUTIES AND RESPONSIBILITIES
- Rent Responsibilities.
- conducting rent negotiations at point of renewal, including adjusting rents and contract negotiation.
- assist lettings accounts department in rent arrears collection.
- Tenant Responsibilities.
- have a full understanding of the deposit protection process and administration involved in registering deposits.
- have a thorough knowledge of the referencing procedure, AML and criminal background checks, know how to select the right tenants;
- setting the contract term and making sure it has all the necessary clauses to protect the owner and conducting negotiations to ensure property becomes available at the optimum time of year.
- deal with maintenance requests, noise complaints, understand how to handle an emergency property management situation
- responsible for inspecting the unit, checking for damages and determining what portion of the security deposit will be returned to the tenant; responsible for cleaning the unit, repairing any damages and finding a new tenant.
- understands the basic legal eviction and possession process and what paperwork is required at each stage.
- Maintenance and Repairs.
- responsible for the physical management of the property, including regular maintenance and emergency repairs; performing preventative property maintenance to keep the property functioning in top condition; check for leaks and potential repairs.
- deal and onboard contractors, ensure jobs are completed to the highest standard.
- understand how to report and conduct a property inspection.
- understand requirement for safety certificates (EICRs, gas safety), book in promptly and ensure renewals and records maintained
- Administrative and legal.
- Have an in-depth knowledge of drawing up tenancy agreements, additional clauses, addendums, referencing applicants and keeping accurate records. Understanding requirement for safety certificates
- knowledge of REAPIT and GOODLORD is a bonus
5. Responsible for Maintaining Records.
- keep thorough records regarding the property like all income and expenses; list of all inspections, signed leases, maintenance requests, any complaints, records of repairs, costs of repairs, maintenance costs, record of rent collection and insurance costs, record of safety certificates
REQUIRED, MUST HAVE:
- 2+ years’ experience in property management
- Strong interpersonal skills
- Ability to multitask and prioritise
- Enhanced negotiation abilities
- Proficient in computer programs, including Microsoft Office, Excel and REAPIT a bonus
WORKING HOURS
- Monday – Friday: 9am to 6 pm. Occasional Saturdays if required (a lieu day would be offered in this instance)
- One day working from home
Pay: From £37,000.00 per year
