The Property Sales & Lettings Negotiator will support the company’s residential property sales and lettings operations, with a particular focus on assisting landlords, buyers, tenants and overseas investors.
Main duties include:
· Discussing clients’ property requirements and advising landlords, buyers, tenants and overseas investors on suitable residential properties for purchase, sale, rental, leasing and investment purposes.
· Advising vendors, landlords, purchasers and tenants on current market prices, rental values, local market conditions and comparable property options.
· Registering and qualifying prospective buyers and tenants, including understanding their budget, preferred location, investment purpose, rental needs and property requirements.
· Arranging, coordinating and accompanying clients to property viewings, including liaising with landlords, vendors, developers and property management teams.
· Preparing and promoting property particulars, written property information, marketing content and online advertisements through the company’s website, client database, referrals, industry events and appropriate Chinese-language communication channels.
· Negotiating property purchases, sales, leases and tenancy agreements between landlords, vendors, buyers and tenants, ensuring that agreed terms are clearly recorded.
· Liaising with solicitors, developers, landlords, tenants, buyers, sellers, mortgage brokers, building management companies and other relevant parties to progress sales and lettings transactions from enquiry to completion or move-in.
· Maintaining accurate property listings, client enquiries, viewing records, offers, negotiations, tenancy files, sales progress records, inventories and transaction documents, while providing bilingual English and Mandarin communication support where required.
Skills, Experience and Qualifications Required
· Previous experience in property sales, lettings, estate agency, property consultancy or a similar client-facing property role.
· Good understanding of the UK residential property market, including sales, lettings, rental values, viewings and transaction processes.
· Strong communication and negotiation skills, with the ability to deal professionally with landlords, vendors, buyers, tenants, solicitors, developers and other parties.
· Ability to advise clients on suitable property options based on their budget, location preference, rental needs, investment purpose and personal requirements.
· Good organisational skills and attention to detail, with the ability to maintain accurate property listings, client records, viewing records, offers, tenancy files and transaction documents.
· Fluent English and Mandarin communication skills are required, due to the company’s substantial Chinese-speaking client base in the UK and overseas.
· Good IT skills, including Microsoft Office, CRM systems, property portals and online marketing platforms.
· A relevant degree or previous professional experience in property, sales, marketing, business, economics or a related field would be advantageous.
