Nick Tart Lettings are looking for a highly organised, proactive and customer focused Tenancy Manager to join our growing team in Telford. This role is ideal for a motivated individual who enjoys building strong relationships, managing multiple priorities and ensuring tenancy matters are handled efficiently and professionally throughout the entire tenancy lifecycle.
You will play a key role in maintaining compliance, managing landlord and tenant communications, overseeing property maintenance and ensuring the smooth day to day running of our managed portfolio.
Key Responsibilities
- Provide a professional second response service for incoming telephone enquiries and office visitors
- Support the lettings team by attending property viewings when required
- Manage the collection of rent and administration of landlord payments
- Process supplier invoices and coordinate contractor payments accurately and efficiently
- Monitor tenant arrears, communicating with tenants and landlords to resolve outstanding balances promptly
- Manage the move out process, including negotiating deposit deductions and coordinating deposit returns
- Oversee rent increase reviews and serve relevant notices in accordance with current legislation
- Monitor and arrange the renewal of key compliance certificates, including Gas Safety Certificates, EICRs and EPCs
- Schedule routine property inspections and ensure appointments are arranged efficiently
- Conduct property inspections, producing detailed and accurate reports for landlords and tenants
- Attend compliance visits and property assessments where required
- Manage maintenance requests from initial reporting through to completion, liaising with landlords, tenants and contractors throughout
- Build and maintain strong relationships with landlords, tenants and contractors while delivering excellent customer service
- Ensure all tenancy records, compliance documents and property files are accurately maintained
- Support the wider team with general administration and day to day office operations
