Job Summary
We are seeking a reliable, proactive and skilled a Maintenance Person to join our 41-bed Residential Care Home. The successful candidate will be responsible for ensuring the home, grounds, equipment and facilities are maintained to a safe, compliant and high standard at all times.
Working closely with the Home Manager and wider team, you will play a key role in creating a safe, comfortable and well-maintained environment for residents, visitors and staff. The role involves carrying out planned and reactive maintenance, overseeing contractors, maintaining compliance documentation, supporting refurbishment projects and ensuring the home remains compliant with health and safety requirements and CQC standards.
The ideal candidate will have a practical maintenance background, excellent organisational skills and a commitment to maintaining a high-quality care environment.
Duties and Responsibilities
General Maintenance
- Carry out routine maintenance and repairs throughout the home, including resident bedrooms, communal areas, bathrooms, kitchens and external areas.
- Undertake basic plumbing, joinery, decorating and general repairs.
- Respond promptly to maintenance requests and ensure issues are resolved in a timely manner.
- Complete regular inspections of the building, fixtures, fittings and equipment.
- Ensure all pathways, entrances and communal areas remain safe and free from hazards.
Health & Safety and Compliance
- Conduct regular health and safety checks throughout the home.
- Maintain accurate maintenance records and compliance documentation.
- Complete and document routine checks including:
- Fire safety equipment
- Emergency lighting
- Water temperature monitoring
- Window restrictors
- Call bell systems
- Door closures
- Bed and mobility equipment
- Hoists and slings (visual checks)
- Report and escalate any identified risks or compliance concerns.
- Support the Home Manager in ensuring compliance with CQC regulations and health and safety legislation.
Contractor Management
- Liaise with and oversee external contractors attending the service.
- Ensure contractors sign in and comply with health and safety requirements.
- Monitor the quality and completion of contractor works.
- Obtain quotations for works where required.
- Ensure all contractor certification and service records are retained appropriately.
Decorating and Refurbishment
- Carry out painting and decorating tasks throughout the home.
- Support room refurbishments between admissions.
- Assist with minor refurbishment projects and improvements to the environment.
- Ensure resident bedrooms and communal areas remain well presented and homely.
Grounds and Garden Maintenance
- Undertake low-level gardening duties including:
- Lawn maintenance
- Weeding
- Pruning shrubs
- Sweeping pathways
- Maintaining outdoor seating areas
- Ensure external areas remain safe, tidy and accessible for residents and visitors.
- Monitor outdoor hazards and arrange specialist works where required.
Equipment and Facilities Management
- Complete routine checks of equipment and report defects.
- Support the maintenance and safe use of mobility equipment.
- Arrange servicing and repairs of equipment where required.
- Monitor stock levels of maintenance supplies and materials.
Resident and Customer Focus
- Maintain positive relationships with residents, relatives and visitors.
- Undertake work in a manner that minimises disruption to residents.
- Demonstrate understanding of working within a care environment and respect residents' dignity, privacy and wellbeing at all times.
Essential Skills and Experience
- Previous experience in a maintenance, facilities or property maintenance role.
- Good practical skills across a range of trades including:
- Basic plumbing
- Joinery
- Painting and decorating
- General building repairs
- Knowledge of health and safety requirements within residential settings.
- Ability to maintain accurate records and documentation.
- Good communication and organisational skills.
- Ability to work independently and prioritise workload effectively.
- Full UK driving licence (desirable).
Desirable Experience
- Previous experience working within a care home, healthcare or supported living environment.
- Knowledge of CQC requirements and compliance standards.
- Experience overseeing contractors and planned maintenance schedules.
- Basic understanding of fire safety systems and compliance checks.
- Experience supporting refurbishment and environmental improvement projects.
