About the vacancy:
We are looking for 2 experienced and customer-focused colleagues to join our Healthy Homes team as a Healthy Homes Surveyor. In this role, you will carry out property inspections, diagnose defects, prepare work specifications, and manage remedial works to ensure our homes remain safe, compliant, and fit for habitation. Working closely with residents, contractors, and internal teams, you will play a key role in improving homes, managing property-related risks, and delivering excellent outcomes for our customers.

Specifically, in the role you will:

Undertake technical surveyors to ensure all homes remain compliant with current regulation. A fundamental priority of this position is ensuring that all homes meet the Fitness for Human Habitation (FFHH) standards under the Renting Homes (Wales) Act 2016, primarily through the proactive management of the Disrepair Management and the mitigation of HHSRS hazards.
- Technically survey repairs work for property services, diagnosing property needs and confirming the actions required by providing detailed work specifications or using Schedule of rates.
- Ensure robust inspections and works are carried out to mitigate the 29 hazards under the Housing Health and Safety Rating System (HHSRS), with a focus on damp, mould, and structural integrity
- Undertake building site inspections working at height, using ladders and/or scaffold and gain access in to confined spaces.
- Undertake pre-inspections, post-inspections, emergency inspections, pre-transfer inspections, mutual exchange inspections on site to all Hedyn properties and within agreed timescales. Measure repairs works to agreed specifications.
- Order works and associated resources following inspection, liaising with all stakeholders and contractors on timescales for completion prior to issuing orders. Where required, request and record all relevant RAMS/COSHH when managing internal or external supply chain.
- Effectively manage risk, identify, and report any issues/breeches in relation to health & safety and to actively promote a safe working environment for all.
- Work proactively to minimise complaints in the first instance. Ensure complaints are responded to & resolved within agreed timescales, working closely with contractors to stop complaints escalating. Feed into lessons learned to help shape and improve the future service delivery to customers based upon their feedback.
- Keep clear, complete, and accurate records on all projects and provide regular reports on progress.
- Ensure Financial Standing Orders are always followed, manage budget within target and demonstrate value for money.
- Support and ensure key performance targets are met for the service area by working closely with customers, contractors, and internal stakeholders.
- Ensuring all relevant statutory regulations are adhered to across the project including but not limited to CDM Regulations, Planning and Building Regulations Party Wall Act, Control of Asbestos at Work Regulations, etc.
- Contribute to the development of the investment programme, ensuring all remedial works align with the organisation’s wider assets and sustainability objectives.
- Deliver contract management for remedial works and work with the Investment team to align, where possible within Hedyn’s Investment programme, to deliver value for money and efficiency.
- Assist the Head of Asset Investment Manager to deliver Hedyn’s Corporate Strategy and assist in the development and implementation of procedures.
- Provide expert professional or technical advice, guidance, consultation, and solutions for structural defect works, identifying root causes in an intelligible and timely fashion to colleagues or senior management.
- Provide practical solutions to complex technical issues, taking specialist advice as necessary. Developing a network of collaborative, productive and effective working relationships with colleagues across the association, to ensure a one team approach is taken to service delivery.
- Interact and support the Customer Experience Team and other colleagues to ensure the accuracy of works orders, correct diagnosis and excellent resident engagement.
- Effectively communicate with customers, private occupants and leaseholders and other stakeholders, ensuring all complaints and queries are dealt with in accordance with Hedyn policy. Drive service improvements through technology and innovative working methods that ensures value for money services for customers.
- Perform any other duties as directed by your Line Manager in furtherance of the organization and individual objectives and policies.
- To always work in a safe and appropriate manner to meet the duties and responsibilities within the Health and Safety policies and procedures of the association
