Site Lead - Residential Annexe Construction

We are looking for an experienced and proactive Site Lead to lead our on-site build teams and take day-to-day responsibility for delivering projects safely, efficiently and in line with the agreed build programme
This is a hands-on position. The successful candidate will be an active member of the build team while also providing clear leadership, coordinating trades and maintaining progress from arrival on site through to completion and handover
The Role
As Site Lead, you will take ownership of the day-to-day operation of the site. You will organise the build team, allocate work, coordinate supplementary trades and ensure that each stage of the project is completed in the correct sequence
A key part of the role is maintaining the agreed build programme. You will monitor progress daily, identify potential delays early and take practical action to prevent or recover programme slippage
You will also act as the principal day-to-day contact for the customer and maintain regular communication with the assigned Project Manager
Key Responsibilities
- Lead, organise and motivate the site build team
- Set clear daily priorities and allocate work effectively
- Monitor progress against the agreed build programme
- Identify potential delays, constraints and resource requirements in advance
- Implement practical mitigation and recovery measures where progress falls behind
- Coordinate subcontractors, supplementary trades, deliveries and materials
- Ensure all trades complete their work to the required standard and programme
- Undertake and supervise joinery and general construction activities
- Review project drawings, specifications and programme requirements before starting on site
- Ensure work is completed in accordance with approved drawings, company build standards and manufacturer requirements
- Carry out regular workmanship and quality inspections
- Identify defects or incomplete work and ensure these are resolved promptly
- Maintain a safe, clean, organised and professional worksite
- Deliver daily briefings, toolbox talks and relevant safety instructions
- Ensure RAMS, site inductions and health and safety requirements are followed
- Maintain clear and regular communication with the Project Manager
- Provide accurate progress updates, photographs and early notification of risks or delays
- Act as the main day-to-day site contact for the customer
- Prepare the annexe for inspection, completion and customer handover
- Lead by example through workmanship, productivity, conduct and a positive attitude
About You
We are looking for someone who takes ownership of site performance and understands that successful project delivery requires forward planning, strong leadership and early action.
You will be comfortable managing people, challenging poor productivity or workmanship and making practical decisions to keep the build moving
The successful candidate will have:
- A minimum of three years’ relevant experience within a construction or site-based environment
- Proven experience of leading and coordinating a site team
- Demonstrable experience of working to and achieving an agreed build programme
- Experience coordinating trades, materials and deliveries to maintain progress
- The ability to identify potential delays and implement practical recovery actions
- Experience reading construction drawings, specifications and programmes
- Strong planning, organisation and problem-solving skills
- A good understanding of construction sequencing and trade coordination
- A sound understanding of site health and safety requirements
- A professional and confident approach when dealing with customers, colleagues and contractors
- A commitment to achieving completion dates without compromising safety or quality
Experience within timber-frame, modular, joinery or residential construction would be advantageous

- Full UK driving licence: Required
- Willingness to travel to customer sites
- Overnight stays: Required
Pay: £17.50-£19.50 per hour
