As our business continues to grow, we are looking for an experienced Quantity Surveyor / Estimator to join our team, based from our Eastleigh office, supporting the successful delivery and commercial management of social housing planned works and minor works contracts across the South East region.
This is an important role within the business, combining estimating, quantity surveying and commercial management. The successful candidate will work closely with our Contracts Managers, operational teams, clients and supply chain partners to ensure projects are accurately priced, commercially controlled and delivered profitably.
The Role
As a Quantity Surveyor / Estimator, you will be responsible for the commercial management and estimating of social housing planned works, minor works and refurbishment projects across the South East.
You will be involved from tender and pricing stage through to final account, ensuring that works are accurately estimated, commercially managed and delivered in accordance with contractual requirements.
Key responsibilities will include:
- Preparing detailed estimates and tenders for social housing planned works and minor works contracts.
- Pricing individual minor works projects and larger planned maintenance programmes ranging from approximately £25,000 to £1 million.
- Reviewing specifications, schedules, drawings, surveys and client requirements.
- Preparing accurate and competitive tender submissions.
- Undertaking take-offs, measurements and pricing of labour, materials, plant and subcontract works.
- Pricing a variety of planned maintenance, refurbishment and minor works projects.
- Reviewing and obtaining competitive supply chain quotations.
- Managing subcontractor and supplier procurement.
- Reviewing contract documentation and identifying commercial risks and opportunities.
- Working closely with Contracts Managers and operational teams to ensure projects are delivered within budget.
- Managing contract costs, valuations, variations, applications for payment and final accounts.
- Monitoring project performance against budgets and forecasts.
- Identifying cost variances and implementing corrective actions where required.
- Supporting monthly commercial reporting and forecasting.
- Maintaining accurate cost records and commercial documentation.
- Negotiating with clients, subcontractors and suppliers where required.
- Supporting the commercial management of multiple contracts and workstreams across the South East.
- Assisting with the mobilisation of new contracts and establishing robust commercial controls.
- Ensuring all pricing and commercial activity is undertaken in accordance with company procedures and contractual requirements.
- Supporting continuous improvement of estimating, procurement and commercial processes.
About You
Previous experience within the social housing sector is essential.
We are looking for an experienced Quantity Surveyor / Estimator with a proven background in social housing planned works and minor works, ideally gained within a housing association, local authority or property maintenance contractor.
You will have a strong understanding of the commercial requirements associated with planned maintenance, minor works and property services contracts and be comfortable pricing and managing projects from approximately £25,000 through to £1 million.
Experience of kitchen and bathroom refurbishment programmes would be highly advantageous, alongside broader planned maintenance and minor works experience.
The successful candidate will have:
- Proven experience as a Quantity Surveyor, Estimator or Commercial Surveyor within the social housing/property maintenance sector.
- Specific experience pricing and commercially managing social housing planned works and minor works projects.
- Experience preparing tenders and estimates for planned maintenance, refurbishment and minor works programmes.
- Experience working on projects and contracts ranging from approximately £25,000 to £1 million.
- Strong understanding of construction costs, labour, materials and subcontractor pricing.
- Experience undertaking detailed measurements and preparing accurate estimates.
- Good knowledge of contract administration, valuations, variations and final accounts.
- Strong commercial awareness with the ability to identify risks and opportunities.
- Experience negotiating with clients, suppliers and subcontractors.
- Excellent attention to detail and numerical ability.
- Strong organisational and time-management skills.
- The ability to manage multiple tenders and live contracts simultaneously.
- Excellent communication skills and the ability to work effectively with operational teams.
- A proactive approach to problem solving and commercial management.
- Experience with kitchen and bathroom refurbishment would be advantageous.
- A full UK driving licence.
