About Us
We are a specialist commercial fitout contractor with a long-standing partnership with a national fast food chain. We manage their store refit programme across the region – delivering high-quality, brand-compliant transformations that keep their restaurants looking fresh and operating efficiently.
The Role
We are looking for a Contracts Manager to assist with the ownership of our refit programme. You will be based at our Walton Summit office (Preston) and will oversee multiple projects from initial survey through to handover.
While some projects may require occasional evening or weekend work to accommodate store opening hours, the majority of your work will be planned during standard business hours, with flexible scheduling as needed.
Key Responsibilities
- Project Portfolio: Manage a rolling programme of store refits – including strip-out, new finishes, counters, seating, lighting, and digital menu boards.
- Planning & Delivery: Ensure each project is delivered on time, within budget, and to brand specifications.
- Subcontractor Management: Lead and coordinate multiple trades (flooring, joinery, M&E, glazing, graphics) across concurrent sites.
- Client Liaison: Act as a point of contact for franchisees and operations teams – attend pre-start meetings, progress reviews, and post-completion walkthroughs.
- Quality & Compliance: Maintain rigorous H&S standards, ensure all RAMS are in place, and enforce Cornerstone Fitout guidelines.
- Commercial Control: Manage contract variations, final accounts, and supply chain procurement to maximise margin.
What We’re Looking For
- Essential: Proven experience as a Contracts or Project Manager in commercial fitout (QSR, retail, hospitality, or similar fast-turnaround environments).
- Quick serve restaurant experience is highly desirable – if you already know their spec book and sign-off process, you will hit the ground running.
- Organised and calm under pressure – you can juggle multiple sites and client expectations without dropping standards.
- Technical confidence: Able to read architectural drawings, understand CDM 2015, and use project management software (e.g., Construction Manager, Bluebeam).
- Commercially aware: You take ownership of P&L for your contracts and can negotiate variations effectively.
