Job Summary
Coordinate detailed pre construction information to move projects from design into live delivery, and from practical completion into compliant handover and close-out.
Key Responsibilities
- Maintain the pre-construction & design trackers for every project.
- Liaise with early stage design team and maintain pre construction programme
- Assist to deliver a high quality development & specification pack to the project management team
- Set up initial files & folder structures for project management
- Support Design manager with construction drawings, specifications & RFI’s
- Support Manager with Discharging Planning Conditions,
- Managing Building Control Requirements & Co-ordinating Warranty information
- Arrange and minute design, pre-start and handover meetings; issue actions with clear owners and due dates.
- Coordinate consultant, client, design, commercial and operational inputs
- Support planning-condition discharge, Building Control submissions, warranty inspections and other project approvals.
- Work closely with the Design Manager, Contracts Managers, QS team, Site Managers and Office Administration.
- Support commercial & operational teams with project specification sheets, tender issue queries and the project information baseline.
- Co-ordinate the handover schedule, including commissioning, certificates, O&M information, as-built records, warranties, training, defects and client sign-off.
Experience and qualities required
- Demonstrable experience coordinating construction information, design, pre-construction or handover on live building projects.
- Strong working knowledge of drawings, specifications, RFIs, registers, meeting actions and document control.
- Evidence of working across several projects or multiple workstreams without losing deadlines.
- Clear written communication, confident chasing and the discipline to close actions.
- Strong Excel/Google Sheets and document-management capability.
- Experience of Residential apartments, conversion or refurbishment experience.
- Experience of planning conditions, Building Control, warranty providers, O&M manuals and practical completion.
Pay: £35,000.00-£45,000.00 per year
