Job Role
This is a varied and rewarding role, primarily responsible for the day-to-day management of a portfolio of residential developments. You will be the main point of contact for leaseholders, directors, contractors and professional advisers, ensuring that developments are managed efficiently, remain compliant with all relevant legislation and that exceptional customer service is delivered.
The role also includes management of some residential rental properties.
Key Responsibilities
- Independently manage the day-to-day management.
- Develop and maintain excellent relationships with Resident Management Companies (RMCs), Right to Manage Companies (RTMs), freeholders, leaseholders and residents.
- Prepare annual service charge and monitor expenditure throughout the financial year.
- Review and authorise invoices and ensure expenditure remains within budget.
- Arrange, instruct and oversee routine maintenance, reactive repairs and planned major works.
- Manage contractors, monitor performance and ensure works are completed to a high standard.
- Conduct regular site inspections, identifying maintenance requirements and preparing detailed inspection reports.
- Organise and monitor statutory compliance, including fire risk assessments, asbestos management, water hygiene, lift inspections, electrical testing and other health and safety obligations.
- Administer Section 20 consultation procedures where required.
- Attend and chair AGM's, Directors' meetings and residents' meetings, preparing agendas and minutes where necessary.
- Liaise with surveyors, solicitors, insurers and other professional advisers.
- Manage insurance renewals and claims from notification through to completion.
- Ensure compliance with lease obligations, landlord and tenant legislation and current residential property management regulations.
- Respond professionally and promptly to leaseholder and resident enquiries, resolving issues effectively.
- Maintain accurate property records using the firm's property management software.
- Assist with the management of a smaller residential lettings portfolio, including maintenance coordination and landlord liaison.
Essential Requirements
- Minimum 3 years' experience in residential block management.
- Proven experience managing service charge budgets and residential developments.
- Excellent understanding of leasehold property management and service charge administration.
- Thorough knowledge of current residential property legislation and best practice.
- Experience managing health and safety compliance across residential developments.
- Strong knowledge of Section 20 consultation procedures.
- Excellent organisational and time management skills.
- Strong communication and client relationship management abilities.
- Ability to work independently whilst managing a busy and varied portfolio.
- Full UK driving licence.
Preferred Qualifications
The candidate will ideally hold, or be working towards, one or more of the following:
- IRPM Member (MIRPM) or Associate (AIRPM).
- RICS AssocRICS, MRICS or FRICS.
- Propertymark Level 4 Certificate in Residential Property Management.
- Propertymark Level 3 Award in Residential Property Management.
- IOSH Working Safely or NEBOSH Health & Safety qualification (desirable).
Software Experience
Experience using Released property management software is desirable. Experience with other block management systems, including Qube, TRAMPS, Horizon or similar software, would also be advantageous.

Pay: £30,000.00-£35,000.00 per year
