Job Summary:

Duties:
- To provide caretaking services at Pipers Court on site in support of the Housing Officer/Property Manager
- To assist, when necessary, with the cleaning service to communal areas in the block including lifts, stairwells, floors, walls, and windows in conjunction with the onsite cleaner/contractor
- To maintain clear, tidy, and safe refuse areas such as bin stores, chute rooms and hoppers. Rotating bins, cleaning bins and other refuse areas such as bin chutes.
- To provide a litter picking and bulk rubbish removal service, which may include noxious substances and drug paraphernalia to ensure estates are maintained to the highest visual standards using the correct PPE and disposal procedures.
- To maintain the soft and hard landscaping areas including grass cutting if any required, weed clearance, shrub bed and hedge maintenance.
- To carry out minor communal repairs e.g., fencing, lock changes, graffiti removal, light bulb replacement and timer checks, small areas of painting and plastering.
- To log repairs on Arthur and to monitor the completion and tracking of repairs including reporting of the lift when out of service
- Arrange quotations for works with the on-site team and office for planned works, adhoc maintenance requests.
- To be available to direct residents’ enquiries to the appropriate office or officer
- Maintain the Health and Safety Log on site.
- Assist in any FRA remedial works because of the annual FRA for buildings over 18 metres and assist in maintaining fire safety/clear communal areas policy.
- Monitor fire safety systems and assist in fire door surveys • Monitor ASB and work with the housing team to provide support when necessary.
- Update noticeboards and other signage on site as and when necessary
- Monitor 3rd party contractors on site and manage the visitors/contractors log – provide access to areas for other suppliers/contractors.
- Line managed by the Housing Office/Property Manager when in post.
- Complete mandatory training and training requirements for the role of Caretaker such as H&S training, COSSH, Asbestos awareness training, HR training, ASB and safeguarding awareness training
- Any other reasonable task expected of a caretaker or member of staff working at Pipers Court.
