Property Manager

We're hiring an experienced Property Manager to take ownership of a varied residential portfolio across London. If you're organised, calm under pressure, genuinely kind, and ready to work with smart tools (and a team that builds them), we'd love to hear from you.
At a glance
- Full-time, 37.5 hrs/week, Mon to Fri, 9am to 5.30pm
- Hybrid, minimum 3 days at our office in New Malden, London KT3
- Reporting to a Property Management Team Lead
- Salary: £32,000 to £35,000, plus share options
- Start: ASAP
The role
You'll be the main point of contact for landlords and tenants across your portfolio, from move-in through to move-out. You'll manage your portfolio remotely day to day, with property inspections carried out by colleagues so you can stay focused on landlords, tenants, and compliance.
What you'll do
- Manage a varied portfolio of residential properties, including HMOs, across multiple local authorities
- Handle landlord and tenant queries day to day
- Coordinate repairs and maintenance through FixFlo, working with trusted contractors
- Oversee inspections, renewals, and handovers
- Serve notices and manage deposit protection and disputes
- Stay current on lettings legislation and HMO requirements
- Spot small ways we can get better, and tell us about them

- Prompt, clear communication and fast issue resolution
- Helping us keep our Trustpilot score at 4.7 or above
- Landlords and tenants who'd happily recommend us
- Strong working relationships with the wider team and our contractors
What you bring
- 4+ years of residential property management experience, including HMOs
- Confidence running a high-volume portfolio independently
- Strong organisation, communication, and problem-solving skills
- Comfortable with tools like FixFlo, HubSpot, LettsPay, SpokePhone, and Microsoft 365
- Happy to use tools that are actively evolving, and to feed back on what's working
- ARLA Propertymark Level 3 (or working towards it)
- Good working knowledge of lettings legislation
- A genuine, kind, considerate, and approachable manner. Without it, we don't have a business.
Bonus points for
- Experience in a fast-paced or scale-up environment
- Using AI tools (ChatGPT, Claude, and similar) to streamline admin and drafting
