About the Role
Sheffield has a strong construction, engineering and advanced manufacturing economy supported by continued investment in commercial development, infrastructure and regeneration. At Al Kayan Construction and Engineering Services, we support clients through civil engineering, construction delivery, technical services and commercial project management.
We are looking for a Senior Quantity Surveyor who can take ownership of cost planning, contract administration and commercial performance across multiple construction projects. You will work closely with project managers, engineers, clients, subcontractors and suppliers to ensure that projects remain financially controlled and commercially sustainable.
This role is suited to an experienced quantity surveying professional who can manage complex contracts, prepare accurate forecasts and resolve commercial issues throughout the project lifecycle. You will also support junior team members and help maintain consistent commercial standards across the business.
Key Responsibilities
- Cost Planning: Prepare detailed cost plans, budgets and feasibility assessments during the early stages of construction projects.
- Bills of Quantities: Produce, review and verify Bills of Quantities, measurement schedules and tender documentation.
- Tender Management: Manage subcontractor and supplier tendering activities, evaluate quotations and prepare commercial recommendations.
- Contract Administration: Support the administration of construction contracts, payment terms, variations, notices and commercial correspondence.
- Cost Control: Monitor project expenditure against approved budgets and identify potential cost overruns at an early stage.
- Interim Valuations: Assess completed work, prepare client valuations and review subcontractor payment applications.
- Variation Management: Evaluate design changes, instructions and additional work and prepare accurate variation assessments.
- Commercial Reporting: Produce monthly cost reports, cash flow forecasts, cost to complete projections and margin updates.
- Procurement Support: Work with procurement and project teams to select subcontractors and suppliers based on value, quality and delivery capability.
- Risk Management: Identify contractual, financial and supply chain risks and recommend practical mitigation measures.
- Claims Management: Review and prepare supporting information for contractual claims, extensions and commercial negotiations.
- Final Accounts: Prepare, negotiate and agree final accounts with clients, subcontractors and suppliers.
- Stakeholder Management: Maintain effective working relationships with clients, consultants, contractors and internal project teams.
- Team Support: Mentor assistant and junior quantity surveyors and review their measurements, valuations and commercial documentation.
What We Are Looking For
- Experience: At least 7 years of quantity surveying or construction commercial management experience, including responsibility for major projects or multiple work packages.
- Education: Bachelor degree in Quantity Surveying, Commercial Management, Construction Management or a related discipline.
- Commercial Knowledge: Strong understanding of cost planning, procurement, valuations, variations, claims and final account preparation.
- Contract Knowledge: Practical experience working with recognised UK construction contracts and contractual procedures.
- Measurement Skills: Ability to prepare and review Bills of Quantities, take offs, schedules and detailed cost estimates.
- Financial Awareness: Strong ability to monitor budgets, forecast project costs and protect commercial margins.
- Negotiation: Experience negotiating with clients, consultants, subcontractors and suppliers.
- Analytical Skills: Ability to interpret drawings, specifications, contracts and financial information accurately.
- Leadership: Ability to guide junior commercial employees and coordinate priorities across multiple projects.
- Communication: Strong written, verbal and presentation skills with the ability to explain commercial matters clearly.
- Technology Skills: Proficiency in Microsoft Excel, quantity surveying software, cost management systems and document control platforms.
- Professional Registration: Chartered status or progress towards membership of RICS, CIOB or another recognised professional organisation is an advantage.
Pay: £52,000.00-£68,000.00 per year
