An exciting opportunity in student property
We're looking for an experienced, confident and genuinely people-focused Student Lettings & Property Manager to take responsibility for the day-to-day management of a busy student property portfolio in Chester.
This isn't simply an administrative role.
We're looking for someone who enjoys responsibility, communicates brilliantly, uses their initiative and can be trusted to keep things moving without needing constant direction.
Most importantly, we're looking for a people person.
The role is built around relationships and delivering a personal, professional service to students, parents, landlords and contractors.
The Role
You'll take responsibility for the day-to-day running of the student property portfolio, working closely with the Director and becoming a key point of contact for students, parents, guarantors, landlords and contractors.
The student market is fast-moving and highly people-focused, so excellent communication, organisation and the ability to manage several things at once are essential.
Your responsibilities will include:
- Managing day-to-day student tenant enquiries and communication.
- Communicating confidently with parents and guarantors.
- Supporting international students throughout the enquiry and lettings process.
- Managing student viewing enquiries, appointments and follow-up.
- Coordinating maintenance from the initial report through to completion.
- Liaising with contractors and ensuring repairs continue to progress.
- Keeping tenants and landlords appropriately updated.
- Supporting tenancy renewals, move-ins and move-outs.
- Managing keys and property access.
- Maintaining accurate property and compliance records.
- Handling routine landlord communication, while referring matters requiring specialist advice to the Director.
- Supporting rent, invoicing and property-management processes.
- Helping improve processes and identify more efficient ways of working.
The Person We're Looking For
Experience is important because we're looking for someone who can bring confidence and judgement to the role.
But personality matters just as much.
Property is ultimately about people.
On any given day, you could be speaking with an 18-year-old student leaving home for the first time, a concerned parent, an experienced landlord or a contractor trying to resolve an urgent maintenance issue.
You need to be able to communicate naturally and professionally with all of them.
You'll ideally have previous experience within lettings, student accommodation or property management and be someone who:
- Is warm, approachable and genuinely enjoys dealing with people.
- Communicates confidently on the telephone, in person and in writing.
- Takes responsibility for seeing things through.
- Uses initiative and doesn't need to be told every next step.
- Is organised and comfortable managing a busy workload.
- Remains calm when several things need attention at once.
- Has excellent attention to detail, particularly where money and documentation are concerned.
- Is comfortable having difficult conversations when necessary.
- Understands when they can make a decision and when something should be referred to the Director.
- Enjoys solving problems rather than simply passing them on.
- Takes pride in delivering excellent service.
Previous student lettings, HMO or property-management experience would be particularly valuable.
We're not looking for someone at the very beginning of their career who requires extensive day-to-day supervision. We're looking for someone with enough experience and confidence to hit the ground running and become a trusted and dependable member of the team.
