Senior Mixed-Portfolio Manager (Commercial & Residential)

About the Role
We are looking for an entrepreneurial, technically sharp Senior Mixed-Portfolio Property Manager to take full operational and ownership of a diverse residential and commercial portfolio.
This is not a standard reactive caretaking role. We need a specialist who is as comfortable dissecting a complex commercial lease or managing a RICS-compliant service charge budget as they are spotting an undervalued asset or development angle in the market. You will bridge the gap between rigorous legal compliance, advanced financial modeling, and strategic portfolio growth.
Key Responsibilities Contract, Lease & Legal Mastery
- End-to-End Leasing: Prepare, review, and execute both Assured Shorthold Tenancies (ASTs) and Commercial Leases, from templates held and check the contractual terms to ensure they are legally compliant.
- Legal Interpretation: Act as the internal authority on reading, writing, and interpreting contracts, licenses, and renewals, minimizing business risk.
- Dispute Resolution: Handle all tenant queries, lease breaks, and all external charges associated with all properties.
Legislative Compliance & RICS Standards
- Regulatory Guardrails: Ensure compliance with evolving UK housing legislation, commercial property law, MEES (Minimum Energy Efficiency Standards), and health & safety mandates.
- Financial Stewardship: Oversee service charge budgeting, expenditure monitoring, and year-end reconciliation in strict compliance with RICS Professional Statements
- Advanced Financial Analysis & Sourcing Deal Sourcing: Utilise your market network to identify, appraise, and pitch property investment and development opportunities.
- Excel Modeling: Build and maintain financial models in Excel to evaluate yield calculations, cash flow projections, development viability, and investment returns.
- Data-Driven Reporting: Leverage advanced Excel functions (such as XLOOKUP, pivot tables, and dynamic arrays) to analyze data patterns, portfolio performance metrics, and cost-benefit reports for stakeholders.
Operations & Utility Management
- Daily Operations: Manage day-to-day facilities, planned preventative maintenance (PPM), and emergency repairs across all assets.
Candidate Profile
- Experience: 5+ years managing a mixed portfolio (essential to show active management of both ASTs and Commercial properties).
- Qualifications: RICS qualification (MRICS/AssocRICS) or senior IRPM/ARLA status is highly advantageous.
- Contractual Expertise: Exceptional ability to draft and interpret bespoke clauses without relying solely on templates.
- Advanced Digital & Excel Literacy: High level of computer literacy with a proven mastery of Microsoft Excel for financial appraisal, service charge modeling, and portfolio auditing.
- Portfolio Scope: Experience managing a portfolio.
