SANNA is a growing, design-led interiors and fit-out business working across high-end residential, hospitality and commercial projects.
Our work ranges from bespoke joinery and individual room refurbishments through to substantial whole-home renovations and hospitality projects. We are particularly ambitious about growing our work within hotels and the wider hospitality sector.
We have a young, ambitious team, an established design capability and a growing pipeline of work. The next step is to build a first-class project delivery function around it.
That's where this role comes in.
The Role
We are looking for an experienced Project Manager to take overall responsibility for the delivery of our projects once they move from design into construction.
This will be our first dedicated Project Manager hire, so it is an opportunity to have genuine influence over how the business operates rather than simply stepping into somebody else's system.
You'll report directly to the Directors and have a high level of autonomy.
At any one time, you may be overseeing two to eight live projects, ranging from approximately £20,000 bespoke joinery and fit-out projects to £300,000+ renovations and interior transformations.
You'll work closely with our designers to bring their concepts and technical designs to life, while managing Site Leads, trades, subcontractors, suppliers, clients, programmes and project finances.
Our Site Leads are responsible for day-to-day activity on site. Your job is to make sure the whole project is moving in the right direction.
What You'll Be Responsible For
- Managing projects from design handover through procurement, construction, completion and handover.
- Building and managing project programmes across multiple live jobs.
- Managing and coordinating Site Leads, trades and subcontractors.
- Planning labour, sequencing and resources across the project pipeline.
- Managing procurement and ensuring materials and specialist packages arrive when required.
- Obtaining and negotiating subcontractor and supplier pricing.
- Pricing and estimating works where required.
- Maintaining project budgets and monitoring actual and committed costs.
- Tracking project profitability and identifying commercial risks early.
- Managing variations and ensuring additional works are properly identified, priced and agreed.
- Acting as the principal client contact during the delivery phase.
- Providing clients with clear updates on programme, decisions, changes and progress.
- Working closely with the design team to ensure work on site accurately reflects the agreed design and specification.
- Reviewing drawings and specifications and identifying buildability or delivery issues before they become site problems.
- Carrying out regular site visits across the Central Belt and Perthshire.
- Managing quality, snagging and project handover.
- Giving the Directors clear visibility of progress, cost, programme and risks across all live projects.
Building How We Work
This role isn't just about running today's projects.
We're building the systems that will allow SANNA to manage a much larger volume of work in the future, and we want the Project Manager to be part of that.
Our project management systems are currently being developed, including our own central CRM and project database. We're also actively using AI and automation internally to improve reporting, administration and how information moves through the business.
You'll have the opportunity to help shape things such as project reporting, procurement, cost control, programmes, Site Lead reporting, variations and client communication.
We're looking for someone who enjoys improving how things are done, rather than needing every process to have already been written for them.
About You
We're looking for someone with at least five years' relevant project management experience within construction, property, refurbishment, fit-out or a closely related industry.
You'll ideally have experience managing several projects at once and be comfortable moving between the commercial, operational and client-facing sides of a job.
Most importantly, you'll be:
- Exceptionally organised and strong on detail.
- Commercially competent and comfortable with project costs and margins.
- Experienced in pricing or estimating construction/refurbishment work.
- Confident managing contractors, trades and Site Managers or Site Leads.
- Comfortable reading drawings and specifications.
- Able to manage demanding clients professionally.
- Proactive and good at solving problems before they escalate.
- Comfortable taking responsibility and making decisions.
- Technically confident and interested in better ways of using software, systems, automation and AI.
- Happy working in a fast-moving, high-intensity small-business environment.
- Someone who can create structure without becoming bureaucratic.
Relevant construction or project management qualifications would be beneficial, but track record, judgement and capability matter more to us than a particular qualification.
A full UK driving licence is essential.

Package
£45,000–£50,000 per annum, depending on experience
Workplace pension and statutory holiday entitlement.
Reasonable business mileage and approved travel from your normal place of work will be reimbursed.
The role is based from our office on Main Street, Kinbuck, near Dunblane, with regular travel to project sites predominantly across the Central Belt and Perthshire.
