About the Role
We are seeking an experienced and reliable Electrical & Mechanical Operative to join our growing property and facilities maintenance team, delivering planned and reactive maintenance services across residential and commercial properties throughout Reading and the surrounding areas.
The successful candidate will be responsible for carrying out a wide range of electrical and mechanical maintenance works, ensuring all tasks are completed safely, efficiently, and in compliance with current regulations and industry standards. The role will involve working within occupied and unoccupied properties, undertaking fault finding, repairs, installations, testing, and preventative maintenance activities.

Key Responsibilities
Electrical Duties
- Electrical fault finding and repairs
- Installation and replacement of electrical accessories and equipment
- Consumer unit upgrades and minor electrical installations
- Emergency lighting maintenance and testing
- Fire alarm maintenance and basic fault diagnosis
- Electrical inspection, testing, and certification where qualified
- Carrying out Electrical Installation Condition Reports (EICRs)
- Ensuring all electrical works comply with current BS 7671 Wiring Regulations
- PAT Testing
Mechanical Duties
- Planned preventative maintenance (PPM)
- Mechanical fault finding and repairs
- Maintenance of pumps, motors, controls, and associated plant
- Basic plumbing repairs and maintenance
- Water system inspections and remedial works
- HVAC maintenance support
- Plant room inspections and maintenance
General Responsibilities
- Responding to reactive maintenance call-outs
- Completing works in occupied residential and commercial environments
- Accurately recording works completed and reporting defects
- Ensuring compliance with health and safety requirements
- Maintaining company vehicles, tools, and equipment
- Liaising professionally with clients, tenants, and site management teams
Essential Requirements
Applicants must hold:
- Full UK Driving Licence
- ECS Gold Card (Electrician Grade or equivalent)
- Level 3 NVQ Diploma in Electrical Installation (or equivalent recognised qualification)
- City & Guilds 2365 / 2357 or equivalent electrical qualification
- City & Guilds 2382-22 (18th Edition Wiring Regulations)
- City & Guilds 2391-52 Inspection & Testing Qualification (or equivalent)
- CSCS or ECS Card relevant to trade qualification
- Minimum 3 years' experience within electrical maintenance
- Strong mechanical maintenance experience
- Good understanding of planned and reactive maintenance environments
- Ability to work independently and manage workload effectively
- Excellent fault-finding and diagnostic skills
- Professional approach when working within occupied properties
Desirable Qualifications & Experience
- IPAF Operator Licence
- PASMA Certification
- City & Guilds 2396 Design & Verification
- Unvented Hot Water Qualification (G3)
- Water Hygiene Awareness
- Legionella Awareness Training
- HVAC maintenance experience
- Experience within facilities management or property maintenance
- Experience working within healthcare, residential, commercial, or educational environments

Working Hours
Monday to Friday
08:00 – 17:00
Overtime and emergency call-out work may be available.
Pay: £50,000.00 per year

- Inspection & Testing C&G 2391-52 (or 2394 + 2395) (preferred)
