Contracts Manager – Planned Works (Kitchen & Bathroom Refurbishments)
Location: South London (Office based in Orpington with flexible home and site working)
Salary: £65,000 per annum
Car Allowance: £7,000 per annum

About the Role
We are currently recruiting for an experienced Contracts Manager to join a well-established property services contractor delivering planned maintenance works across social housing properties throughout South London.
This role will focus primarily on kitchen and bathroom refurbishment programmes for local authorities and housing associations. You will oversee multiple projects from mobilisation through to completion, ensuring works are delivered safely, on time, within budget and to the highest quality standards.

Key Responsibilities
- Manage multiple planned maintenance contracts across South London.
- Oversee kitchen and bathroom refurbishment programmes within occupied social housing properties.
- Ensure projects are delivered safely, on programme and within budget.
- Manage Site Managers, Supervisors, Resident Liaison Officers and subcontractors.
- Monitor programme performance, KPIs and client satisfaction.
- Build and maintain strong relationships with housing association and local authority clients.
- Ensure all works comply with health and safety legislation and company procedures.
- Carry out regular site visits, quality inspections and performance reviews.
- Manage contract budgets, cost control and financial performance.
- Review valuations, variations and project forecasts.
- Attend client meetings and provide regular progress updates.
- Resolve operational issues quickly and effectively.
- Ensure high levels of customer service are maintained throughout each project.
- Drive continuous improvement across operational delivery.
Requirements
- Previous experience as a Contracts Manager within the social housing planned maintenance sector.
- Strong experience managing kitchen and bathroom refurbishment programmes.
- Excellent knowledge of planned works delivery within occupied properties.
- Experience managing multiple sites simultaneously.
- Strong commercial awareness and budget management skills.
- Excellent client-facing and communication skills.
- Ability to lead and motivate operational teams.
- Good understanding of health and safety legislation.
- Full UK Driving Licence.
