Key Purpose of the role
The role is to manage the day to day running of a residential scheme (Coliving for professionals) in North London. The Building Manager will be responsible for the effective running of the Front of House operations and facilities onsite. They will provide effective reception / help desk facilities during the required hours and maintain good relationships and clear communication with our tenants etc. Responsible for Maintenance of Flats (major works are outsourced to Contractors)
Key Tasks
➢ Deliver excellent customer service to our tenants and visitors and contractors -responding to customer enquiries in a prompt and courteous manner
➢ Carry out maintenance of the flats (including end of tenancy painting, occasional mastic work & adhoc repairs like shower head legionnaires wash once a year, bulb replacement
➢ Ensuring Health and Safety regulations are adhered to relating to the domestic activities of the property and relevant records kept up to date
➢ Administration of site records. This includes updating records on Landlord Vision management Software, accommodation/resident lists
➢ Adhering to the Company’s GDPR policy
➢ Ensuring that the reception, laundries, foyer, surrounding ground areas and car park are tidy & safe to comply with safe working practices
➢ Signing in contractors, temporary staff and visitors
➢ Effectively managing workload and priorities of personnel or Contractors employed on the site
➢ Ensure the upkeep of the fabric of the building, equipment, furniture and fitting by reporting defects and taking corrective action, so that a well maintained safe and secure living and working environment exists
➢ Supervision of internal security and fire prevention arrangements in cooperation with the Directors as appropriate. Preparation and oversight of fire drill/reports, security reports and completion of logbooks, etc and actions to ensure compliance with Fire Safety (Regulatory Reform) order.
➢ Facilitate the management of regular and “on departure” flat checks for all flats taking appropriate action where necessary as a result of damage.
➢ Make arrangements for the “end of contract” deep cleaning with either Internal or External Cleaners in conjunction with the Head of Operations
➢ Investigate complaints, persistent or serious breaches of the tenancy agreement, behavioural matters and damage and act or make recommendations to the Directors as appropriate
➢ Dealing with and recording all disputes between Tenants, staff, contractors, delivery personnel or any other visitors to the building, as well as any injuries, accidents or other incident affecting the building
➢ For each Flat, to update/provide Pre-Entry Inventories based on existing templates and Checkout Reports accurately and in the format requested by Management
➢ Monitor direct debit rent payments through GoCardless platform and promptly flag any failure of rent from tenants and assist with recovering arrears where appropriate including writing to and visiting tenants as required
➢ Assisting our Letting agents on lettings of vacant flats (including conducting Viewings)
➢ To be available for severe emergencies outside working hours
➢ Any other duties as reasonably requested by the Directors
KNOWLEDGE AND SKILLS
Academic Qualifications Higher education qualification or Vocational Qualification
Desirable Professional Membership of Trade or Professional Bodies
Qualifications & Experience
Job-specific Experience: Experience in Building Management, facilities management & technical skills in plumbing, painting or property repairs
Experience (in years) Minimum of 2 years in the sector
Attributes/ Personal Customer focused, friendly manner
Characteristics Strong communicator and Interpersonal skills
- Problem solving and decision-making ability
- Well organised with the ability to prioritise effectively
- Positive attitude and ability to work with little supervision
- Technical Skills required for Maintenance works (desirable)

- Ideally living within 30mins of St Albans for easy commuting
