Employment Basis: Permanent employment or contract arrangement considered

About Us
We are a small, friendly and growing property and short-stay accommodation business based in South Gloucestershire, managing and marketing properties across South West England, South Wales and Gran Canaria.
Our accommodation is marketed through major online platforms including Airbnb and Booking.com, alongside our own direct-booking channels.
We are looking for a capable, practical and digitally confident person to join our team in a varied role covering guest and owner communication, online property listings, bookings, business and financial administration, and practical property support.
We would consider either someone seeking a full-time permanent position of 37.5 hours per week, or someone wishing to contract their services to us for 20 hours or more per week.
This is not a conventional desk-based administration role. It would particularly suit an all-rounder who enjoys digital technology, social media and online platforms, is confident dealing with people and numbers, and is happy to get involved in the practical side of running a growing property business.
The Role
A significant part of the role will involve helping us manage and improve how our properties are presented, marketed and managed online.
You will need to be digitally confident and competent and comfortable using everyday online systems, apps and software. We are not looking for an IT specialist or website developer; we want someone who can confidently navigate digital platforms and quickly learn new systems.
Experience using Airbnb, Booking.com, property management systems or channel managers would be particularly useful, although strong transferable digital skills are equally important.
The role also involves working regularly with prices, costs, payments, booking values and other financial information, so good numeracy and attention to detail are essential.
Excellent literacy and communication skills are equally important, as you will regularly communicate with guests, property owners, suppliers and colleagues.
Key Responsibilities
The role will include:
- Managing and optimising listings across Airbnb, Booking.com and other online booking platforms.
- Reviewing property descriptions, photographs, amenities, pricing and other content to improve presentation and booking performance.
- Using property and channel-management systems to manage reservations, availability, pricing and communications.
- Helping improve occupancy, pricing, listing performance and direct bookings.
- Working with booking values, rates, charges, costs, commissions and payments.
- Checking figures and assisting with financial administration and record keeping.
- Communicating professionally with guests before, during and after their stays.
- Responding to guest enquiries and resolving issues in a calm and practical manner.
- Communicating directly with property owners and building positive relationships.
- General business administration and organisation.
- Coordinating cleaners, contractors, suppliers and other service providers.
- Organising property equipment, furnishings, consumables and supplies.
- Supporting direct-booking, digital and social media activities.
- Occasionally visiting properties to carry out checks, coordinate work or help resolve practical issues.
- Assisting with general property logistics when required.
Numeracy, Literacy & Digital Confidence
Strong general numeracy and literacy are essential.
You should be comfortable dealing with money and financial information including accommodation rates, booking values, guest payments, agent commissions, discounts, supplier invoices, percentages, spreadsheets and financial records.
You do not need accounting qualifications, but you should be confident carrying out everyday calculations and able to recognise when a price, payment, invoice or calculation does not look right.
You must also have excellent written English and be able to communicate clearly and professionally with guests and property owners.
Strong digital confidence is essential. You should have a high level of confidence using standard Microsoft Office packages, particularly Word, Excel and Outlook, and be comfortable learning and using different online systems and applications.
An interest in digital technology, social media and how businesses use online platforms would be particularly welcome.
Working Hours & Flexibility
For an employed candidate, this is a full-time, permanent position of 37.5 hours per week. Alternatively, we will consider someone able to provide 20 or more hours per week on a contract basis.
We are deliberately flexible about how those hours are structured and are happy to discuss an arrangement that suits both the individual and the needs of the business.
Rather than insisting on a conventional 9:00am–5:00pm working day, we would particularly value someone who can weight some of their hours towards the second half of the day, although this is desirable rather than essential.
A benefit of the role is the additional flexibility available in how the working week can be structured. If it suits the individual, this can include some later afternoon, early evening or weekend hours. Evening and weekend working is not an essential requirement; it is an additional option for someone who would value greater flexibility in when they work their agreed hours.
Location & Travel
Although the position offers significant home working and flexibility, this is not a fully remote role.
The successful candidate must be able to attend our home office in Frampton Cotterell, Bristol (BS36), on average once or twice per week.
There will also occasionally be a need to visit properties, suppliers or other locations across the South West of England and potentially South Wales.
Applicants must therefore:
- Hold a full UK driving licence.
- Have access to suitable transport.
- Live within practical travelling distance of Frampton Cotterell.
- Be comfortable with occasional business travel and property visits.
Property visits can involve practical tasks such as collecting or delivering supplies, checking properties, moving reasonable items or equipment and helping with straightforward property logistics. Candidates should therefore be comfortable with the practical as well as administrative aspects of the role.
The Person We Are Looking For
We are looking for an all-rounder rather than a specialist. More important than following a particular career path is having the right combination of communication skills, digital confidence, numeracy, organisation, initiative and common sense.
You should:
- Have strong numeracy and literacy skills.
- Be comfortable working with money and financial information.
- Be digitally confident and competent.
- Have a high level of confidence with Word, Excel and Outlook.
- Be comfortable learning new online systems and software.
- Be an excellent verbal and written communicator.
- Be confident speaking directly with guests and property owners.
- Be friendly, articulate and professional on the telephone.
- Be organised, self-motivated and able to manage multiple priorities.
- Have excellent attention to detail.
- Be practical, resourceful and solutions-focused.
- Be reliable, trustworthy and comfortable working independently.
- Hold a full UK driving licence and have suitable transport.
- Be able to attend our BS36 home office on average once or twice per week.
Previous experience with Airbnb, Booking.com, holiday lets, serviced accommodation, property management, hospitality or another customer-facing digital business would be advantageous but is not essential.
Why This Role Is Different
This is a varied position within a relatively small business where the successful candidate can become involved in many different areas.
One day might involve improving an Airbnb listing, reviewing prices and speaking with guests; another could involve checking an invoice, coordinating a contractor, talking to a property owner, helping with social media or visiting a property to solve a practical problem.
We are looking for someone who combines good people skills, digital confidence, sound numeracy, strong business administration and a practical approach to getting things done.
If that sounds like you, we would be very interested in hearing from you.
