Project Manager – Residential Developments, Bath
Brentor Group is a growing property development company delivering high-quality residential schemes across Bath. We're looking for a dynamic, detail-oriented Project Manager to take ownership of multiple live development sites across the city, leading each project from inception to completion, on time, within scope and within budget. Typical contract works are between £250,000 - £1,000,000 per site.
The role
You'll run concurrent projects from pre-start through to completion and handover, acting as our senior presence on the ground.
Many of our projects involve period and listed buildings, so you'll be comfortable working within conservation and heritage constraints.
Your leadership will drive collaboration among our teams, contractors and stakeholders, shaping the built environment through strategic planning, meticulous execution and proactive problem-solving.
Responsibilities
- Develop comprehensive project plans, including programmes, budgets and resource allocation.
- Coordinate with architects, engineers, subcontractors and other relevant parties to ensure project specifications are met accurately and efficiently
- Monitor progress across sites, adjusting programmes and resources as needed to maintain momentum.
- Oversee procurement, including tendering and contract negotiations with contractors
- Manage budgets, valuations and variations with strong commercial control
- Ensure compliance with CDM 2015, the Building Safety Act, building regulations and environmental requirements throughout.
- Discharge planning conditions and liaise with B&NES planning and building control.
- Manage new and existing utilities on site.
- Conduct frequent site visits to assess progress, quality of work and adherence to safety protocols
- Maintain meticulous project documentation, including reports, variations and progress updates
- Lead risk management by identifying potential issues early and implementing mitigation strategies
- Keep neighbours, consultants and buyers onside through clear, transparent communication
- Promote continuous improvement by applying lessons learned to future projects
What we're looking for
- Proven experience running multiple residential development or refurbishment sites concurrently
- Experience with listed buildings, conservation areas or heritage refurbishment, Bath or similar heritage city experience a strong advantage
- Located locally, we are ideally looking for someone that can easily commute in and out of Bath and ideally has relationships with contractors and professionals in and around the city.
- Strong commercial control: budgets, procurement, subcontractor management and cost reporting
- Sound working knowledge of CDM 2015, the Building Safety Act and current building regulations
- Ideally have SMSTS, black (manager) CSCS card and First Aid at Work
- HNC/HND or degree in construction management (or equivalent site experience); MCIOB an advantage
- Full UK driving licence
- Organised, self-sufficient and a strong communicator you'll be trusted to run your sites without close supervision
- You will be required to attend our Main office in the New Forest once a week to discuss the project and work with the rest of the team.
