Marketing Data Analyst (Exeter)

Bread & Butter Collective is a remote-first specialist student lettings and property management business. We manage around 1,200 rooms across Newcastle, Nottingham, Bristol, Exeter, Falmouth and London, looking after everything from first enquiry to move-in and beyond.

The Role
This role sits within our Lettings and Marketing Team and owns the data and insight backbone of our advertising, phasing, and communications activity across the student portfolio. You'll sit at the intersection of data analysis and marketing, turning numbers into decisions that help our homes get seen, phased, and let well. Reporting into the Head of Lettings and Marketing, and working closely with our Lettings Operations Manager, you will deliver the following:
Advertising Management
- Identify the best platforms to advertise our properties, using market research and analysis of the performance of platforms previously used
- Set up adverts and manage advert phasing where required, using market research and city knowledge to support decision-making
- Track and report on third-party advertising platforms, including return on investment (ROI) analysis, new platform opportunities, and listing performance
- Own ongoing performance analysis across platforms and adverts, with clear reporting and recommendations for change
- Audit advertising data quality within the CRM system
- Maintain and optimise all online advertising systems, including our website and Google Ads
- Keep internal tracking systems up to date and accurate
- Provide management reports on ROI and other KPIs
Market Research
- Analyse competitor listing strategy, pricing, and lease-up velocity
- Make recommendations for B&B's listing strategy and pricing
- Analyse enquiries, viewings, and reservation requests against historical performance, identifying trends that can influence decision-making
- Provide management reports on market research findings and recommendations
Tenant Communications
- Act as the key point of contact for existing customers navigating the lettings season, including:
- Informing tenants of the viewings process and strategy
- Keeping tenants up to date on the lettings progress of their property
- Working with the Customer Services team to report and resolve issues arising during the lettings season
- Support the Head of Department in navigating the first year of tenancies impacted by the Renters' Rights Act in relation to renewal tenancies
Brand & Communications
- Help shape the format and tone of all outbound communications
- Contribute to, and monitor adherence to, guidelines for different communication types
Enquiry Generation
- Manage leafleting campaigns and report on their impact
- Help organise events to generate enquiries
- Analyse and report on enquiry generation performance
Social Media
- Create and manage B&B's social media strategy
- Support targeted advertising campaigns
- Analyse and report on social media performance
Office Management
- Set up the local office for the peak lettings campaign
Budget Tracking
- Track all spending against the marketing budget, with support from the Head of Department
Skills and Experience
Must haves:
- Experience building data dashboards using analytics tools, and creating reports that summarise data in a way the wider team can understand
- Experience analysing large datasets and extracting key insights
- Experience using AI to optimise analytics and efficiency
- Advanced skills in Excel and Google Sheets (pivot tables, lookups, etc.)
- Experience managing data quality and reporting across multiple platforms
- Confidence presenting written and verbal data insights to non-technical colleagues and senior management
- A practical, flexible, hands-on approach
- Ability to prioritise and manage own workload, and communicate progress clearly
- Sharp attention to detail
- An inquisitive approach to data
Nice to haves:
- Familiarity with major student property portals (Rightmove, SpareRoom, Student.com, UniHomes) and an understanding of the student lease-up cycle
- Social scheduling tools, plus basic design skills (Canva, etc.) for social content
- Experience setting up and managing Google Ads and website traffic tracking
What Can We Offer You?
Salary: £30,000–£32,000 per annum, based on experience and skills
This role is based in Exeter in our site office at Rosebarn Park, with some travel required to our other sites around the UK (with expenses paid). Most travel will take place before and during our peak lettings period (September - December). This role is fully office based, with the ability to work from home 2 - 3 days per week at the discretion of your manager. Please note that, during the 8 week peak period in Exeter (October and November), the requirement to be based in the office will be 4 - 5 days per week.
We offer 25 days' annual leave, plus bank holidays and 8 discretionary company Christmas days.
Cover is required 1 Saturday in every 4, plus some shifted hours (latest 11am–9pm) during our peak period of October–December. Shifted hours are capped at 2 days per week, and the rota is published 1 month in advance. Time off in lieu is given for all weekend cover.

Pay: £30,000.00-£32,000.00 per year
Work Location: Hybrid remote in Exeter
