Caretaker / Property Manager (Holiday Let & Event Venue)

Role summary
You’ll be the on-site lead responsible for the day-to-day running of a number of large holiday lets, ensuring the property is safe, presentable, compliant and guest-ready at all times. This is a hands-on, varied role suited to a driven self-starter who can work largely alone, take ownership, make sound decisions, and deliver excellent guest service—from routine changeovers to urgent call-outs.

On-call: Yes – out-of-hours guest support and emergency response as required
Accommodation: On site studio flat.
Main responsibilitiesGuest experience & hosting
· Be the first point of contact for guests before, during and after their stay, ensuring fast, professional communication.
· Prepare clear arrival information (access, parking, Wi‑Fi, house rules, venue guidance) and ensure smooth check-in/check-out.
· Carry out property/room checks before arrivals and after departures; log any damage, missing items or maintenance issues.
· Respond to guest issues promptly (e.g., heating/hot water, power, alarms, access problems) and see problems through to resolution.
· Maintain a warm, confident on-site presence, handling complaints fairly and protecting the business’s reputation.
· Provide local knowledge and practical support to enhance guest stays and event experiences.
Event venue support
· Support event days with basic venue set-up and reset (tables/chairs, layout checks, access routes, signage as applicable).
· Meet and coordinate suppliers/contractors (e.g., caterers, bar, entertainment) and ensure agreed areas are accessible and ready.
· Carry out pre-event site checks including lighting, heating, toilets, waste arrangements, and external areas.
· Monitor the venue during events where required (guest liaison, practical problem-solving, keeping shared areas safe and tidy).
· Complete post-event checks, identify any damage or cleaning needs, and return the venue to guest-ready condition.
Site, maintenance & presentation
· Own day-to-day site presentation across accommodation, venue spaces and outdoor areas—keeping standards consistently high.
· Carry out planned and reactive maintenance (DIY repairs, basic plumbing, patch painting, minor carpentry, troubleshooting).
· Inspect buildings, fixtures, appliances and safety equipment; report and prioritise issues before they become failures.
· Manage external areas: litter picks, basic gardening/grounds upkeep, gritting and winter readiness (as applicable).
· Coordinate and supervise contractors for specialist works (electrical, gas, plumbing, tree work, pest control), ensuring value, quality and safe working.
· Maintain site inventories (linens, consumables, cleaning supplies, lightbulbs, keys, spare parts) and reorder within agreed budgets.
Housekeeping & changeovers
· Coordinate changeovers to ensure the property is spotless and fully set for arrivals, including tight turnaround days.
· Complete quality checks after cleaning and before guest arrival; correct issues immediately.
· Oversee linen, laundry and consumables so bedrooms, bathrooms and kitchens are fully stocked.
· Schedule periodic deep cleans and seasonal refresh tasks (e.g., carpets, upholstery, external pressure washing as applicable).
Compliance, health & safety and security
· Carry out routine safety checks in line with site procedures (e.g., emergency lighting, fire doors/exits, alarms, smoke/heat detectors).
· Support statutory compliance by booking inspections and maintaining records for relevant areas (e.g., fire safety, gas/electrical testing, water hygiene/legionella controls) as applicable to the site.
· Maintain safe systems of work: risk awareness, manual handling, safe use and storage of chemicals, and basic first-aid readiness.
· Act as keyholder: opening/locking up, access control, monitoring for hazards or suspicious activity, and responding to alarms.
· Manage incidents calmly and professionally (utility failures, guest welfare issues, accidents), escalating to the manager/owner and emergency services when required.
Administration & reporting
· Maintain clear records: maintenance log, contractor visits, compliance checks, inventory, and incident/accident reports.
· Track costs and obtain quotes; raise purchase requests and place orders within agreed authority levels.
· Provide regular updates to the owner/manager including emerging issues, guest feedback trends, and recommended improvements.
· Keep simple schedules for planned maintenance, seasonal tasks and changeover requirements.

This role will suit someone who takes pride in keeping a site running smoothly and who is confident working independently. You’ll be practical, organised and calm under pressure, with the judgement to prioritise tasks and make decisions that protect guests, the property and the business.
Essential skills & experience
· Proven experience in a hands-on caretaking, maintenance, facilities, holiday let, hospitality or site/estate role.
· Strong practical ability and confidence completing minor repairs safely and to a good finish.
· Excellent guest/customer service skills with a professional, can-do approach.
· Highly organised and able to plan work, manage priorities and work to deadlines with minimal supervision.
· Comfortable using a Property Management System
· Reliable, trustworthy and able to hold keys/access codes and manage sensitive information responsibly.
Desirable
· Experience supporting events/weddings or managing a multi-building site.
· Familiarity with statutory checks and record keeping (e.g., fire safety checks, water hygiene/legionella controls, contractor certification).
· Trade background or qualifications (e.g., carpentry, plumbing, electrical) or strong DIY competence.
· First Aid at Work (or willingness to obtain).
· Experience coordinating cleaners and changeovers to a high standard.
Working pattern & requirements
· Flexible approach to working hours, including regular weekend and Friday evening working.
· On-call availability for guest issues and site emergencies (rota/arrangement to be agreed).
· Physically able to carry out the practical aspects of the role (moving items, using steps/ladders safely, outdoor work in varied weather).
· Full UK driving licence and access to a vehicle preferred.
· Willingness to follow lone-working procedures and safety requirements.
· Background checks: DBS required

· Salary: £ 23,000 - £35,000per year (depending on experience).
