We're looking for a Neighbourhood Team Leader with significant experience in social housing lettings, allocations and tenancy services who is passionate about delivering exceptional customer outcomes and creating places to be proud of.
As a dynamic and enthusiastic leader, you will play a key role in ensuring our homes are let efficiently, void turnaround performance is maximised, and customers receive a seamless service from application through to tenancy commencement.
As a Neighbourhood Team Leader, you will support, coach, motivate and manage a team of Neighbourhood Officers and Allocations Officers, with a particular focus on the effective delivery of lettings, allocations, tenancy sign-ups and void performance.
You will work collaboratively with internal teams and external partners to minimise void loss, maximise occupancy, provide excellent applicant and tenant experiences, and ensure homes are allocated fairly and efficiently.

Where I’d work:
This is a community-focused leadership role with a significant presence across our Grimsby or Boston neighbourhoods. You will be expected to spend much of your time visible within our communities, supporting and coaching Neighbourhood and Allocations Officers, building relationships with customers and partners, and taking an active role in addressing local issues and improving neighbourhood outcomes.
While the role is primarily based within our communities, you’ll have the autonomy to manage your own diary and the flexibility to work from locations that best support you and your objectives. O ccasional travel to other locations across Lincolnshire will be required to support operational needs and wider organisational objectives.

- A proven ability to deliver excellent performance through people, driving results across lettings, allocations and tenancy services.
- Experience within the social housing sector, particularly within allocations, lettings, tenancy management or housing operations.
- Knowledge and experience of allocation schemes, lettings processes, tenancy sign-ups, choice-based lettings and void management.
- Understanding of housing legislation, regulatory requirements and best practice relating to allocations, lettings, tenancy management and safeguarding.
- Experience of using performance data and KPIs to improve service outcomes, reduce void loss and increase customer satisfaction.
- Experience of managing performance and supporting colleagues through coaching, development and formal HR processes where required.
- Strong partnership working skills, with the ability to build effective relationships with local authorities, support agencies and internal stakeholders.
- Excellent communication skills, with the ability to engage confidently with customers, colleagues and partner organisations in a variety of settings.
- Strong organisational and time management skills, with the ability to manage competing priorities and meet deadlines in a fast-paced environment.
Ability to drive and have access to a vehicle.

- Proven experience of leading teams within a lettings, allocations, tenancy management or housing services environment.
- A successful track record of improving lettings performance, reducing void turnaround times and delivering excellent customer outcomes.
- Experience of managing housing registers, nominations agreements and complex allocations cases.
- Experience of conducting appraisals, one-to-ones, coaching conversations and team meetings.
- Knowledge of Choice Based Lettings (CBL) systems and allocation policies.
A professional qualification in Housing, Housing Management or Customer Services (e.g. CIH Level 4 or above).

What will a typical week be like as a Neighbourhood Team Leader?
As a Neighbourhood Team Leader your week will be varied, fast-paced and customer-focused, with a strong emphasis on lettings and tenancy management. A typical week could include:
- Leading team meetings to review lettings performance, allocations activity, void turnaround times and customer priorities.
- Monitoring key performance indicators relating to lettings, voids, tenancy sign-ups, tenancy sustainment and customer satisfaction.
- Supporting and coaching Allocations and Neighbourhood Officers to deliver a high-quality lettings and tenancy management service.
- Reviewing available properties and ensuring homes are marketed, allocated and let as efficiently as possible.
- Working closely with Repairs, Assets and Compliance teams to minimise void periods and maximise rental income.
- Overseeing complex allocations, transfers and sensitive rehousing cases, ensuring decisions are fair, transparent and compliant.
- Conducting tenancy visits and supporting customers to establish and sustain successful tenancies.
- Investigating and resolving tenancy management issues, including breaches of tenancy, customer complaints and neighbourhood concerns.
- Undertaking regular one-to-one meetings, coaching sessions and performance reviews with team members.
- Analysing demand, lettings trends and local housing needs to identify opportunities for service improvement.
- Working with local authorities, support agencies and community partners to support vulnerable customers and successful tenancy outcomes.
Ensuring customer enquiries, applications and requests are managed promptly, professionally and in line with service standards.
