We are expanding rapidly and looking for an ambitious Estimator who thrives in a dynamic environment and takes pride in turning complex project details into clear, accurate, and commercially sound pricing.

This position is suited to someone who enjoys understanding how projects are built and translating specifications into clear and accurate pricing. It is an ideal opportunity for someone to come away from Project Management and become a specialist Estimator.

Key Responsibilities

Specification & Scope Analysis

Review and interpret architectural drawings, specifications, schedules and design information.
Break down project documentation to identify scope, risks, gaps and cost drivers.
Develop clear pricing structures based on the actual scope of works rather than assumptions.
Clarify specification requirements and ensure all elements are properly accounted for in pricing.

Cost Planning & Pricing

Prepare detailed cost estimates and pricing models for refurbishment and fit-out works.
Carry out quantification and take-offs from drawings.
Analyse specifications to ensure materials, finishes and systems are correctly priced.
Use historical project data to inform pricing decisions and improve accuracy.

Subcontractor & Supplier Pricing

Obtain quotations from specialist subcontractors and suppliers.
Analyse quotes against specifications to ensure compliance and completeness.
Build detailed subcontract packages and pricing breakdowns.

Risk & Commercial Analysis

Identify commercial and technical risks within specifications and drawings.
Highlight potential scope gaps or design ambiguities that may affect cost.
Support value engineering discussions where appropriate.

Project Handover

Provide detailed cost breakdowns and scope clarification during project handover to delivery teams.
Ensure operations teams clearly understand assumptions and pricing structures.

Person Specification

Essential

5+ years estimating experience in construction
Experience with fit-out, refurbishment or interior construction projects
Strong ability to interpret specifications and drawings
Excellent analytical and numerical skills
Strong Excel and estimating software capability
Good understanding of construction methods and sequencing

Desirable

Degree or qualification in Quantity Surveying / Construction Management / Building
Experience working with JCT contracts
Knowledge of cost planning and commercial risk management

Key Personal Attributes

Analytical thinker who enjoys breaking down specifications and project information
Detail-oriented and capable of spotting scope gaps and inconsistencies
Commercially aware and able to price work realistically
Strong communicator able to work with design teams, subcontractors and project managers
