Multi-Site Property Accommodation Manager - Bidford-on-Avon
We are seeking an experienced Multi-Site Property Accommodation Manager to oversee a portfolio of commercial, residential accommodation and leisure sites across Bidford, Alcester and Stratford-upon-Avon This is an exciting opportunity to join our team where you will play a key role in driving operational excellence across multiple sites.
The successful candidate will report directly to the Director and will be responsible for ensuring the smooth day-to-day running of the property portfolio. This role combines operational leadership, commercial oversight, and regulatory compliance, ensuring that all sites operate efficiently while delivering a high-quality environment for residents, guests and customers.
The position requires a proactive and commercially aware individual who can lead teams effectively, maintain high standards of service delivery, and ensure that all properties remain fully compliant with regulatory requirements.
You will oversee the day-to-day operations across the multiple sites ensuring consistency, efficiency and leading and delegating on-site teams members to deliver a safe, well-maintained, and professional environment for residents, guests and customers. Ensuring that maintenance, cleaning, and security standards are maintained
The role involves regular site audits and operational reviews, identifying areas for improvement, and implementing solutions that enhance service delivery and operational performance. You will also ensure that all properties comply with statutory and regulatory requirements, including health and safety, fire safety, and environmental standards, while maintaining accurate operational records and overseeing reporting from all sites.
You will monitor feedback from customers and satisfaction levels, implementing improvements where required, and supporting teams in effectively managing complaints, disputes, and welfare-related matters.
A key role will be driving strong occupancy levels and ensuring the commercial success of each site. You will work closely with the Director and teams to implement pricing strategies, monitor market trends, and support marketing and sales initiatives that maximise occupancy and retention.
You will be responsible for carrying out site viewings, customers check in/outs of the properties, inventories and credit checks. Regular monitoring and reporting of occupancy levels and ensuring that each site performs in line with commercial expectations. Liaising with third party agents and contractors.
You will take responsibility for overseeing rent collection processes across all sites, ensuring that income is protected and that credit control procedures are consistently applied. Managing arrears, escalating issues where necessary, and ensuring that difficult conversations with residents, guests are handled professionally and effectively.
Reporting on debt performance will be required and strategies to minimise arrears and maintain strong financial performance across the portfolio.
You will ensure full compliance with all regulatory and operational standards and that all sites adhere to health and safety legislation, fire safety requirements and accommodation-related regulations, attending site inspections with relevant bodies.
As a leader, you will provide strong and supportive leadership to on-site teams across the portfolio. This includes overseeing recruitment and training while ensuring that team members are equipped with the knowledge and tools required to deliver high standards of service.
You will carry out one-to-one meetings, performance reviews with staff development and encourage accountability and improvement. The role requires someone who can inspire and lead by example in both communication and conduct.
To succeed in this role, you will bring experience within accommodation, property, hospitality, or operational management, ideally managing multiple sites or complex property portfolios.
You will have a strong understanding and experience in debt management, credit control, and income recovery. Strong leadership, communication and the ability to work effectively with colleagues,guests, customers and residents.
Candidates should also be comfortable working with Microsoft Office and property management systems and be able to travel between sites as required.
