YOUR ROLE: A DAY IN THE LIFE OF A MAINTENANCE TECHNICIAN
As a Maintenance Technician, you are essential in keeping our buildings safe, functional, and in excellent condition. You don’t just fix thing you help create a secure, comfortable home for our residents. You’ll respond to repairs, complete planned maintenance, support building safety compliance, and provide great service every day.
This role now includes clearer Building Safety responsibilities, aligned with Fusion’s Building Safety Management System (BSMS) and the Building Safety Act 2022.
KEY RESPONSIBILITIES
1. MAINTENANCE & FACILITIES MANAGEMENT
· Perform daily and scheduled inspections to identify maintenance needs across the property.
· Carry out general repairs across plumbing, electrical, mechanical, and carpentry.
· Respond promptly to maintenance requests, ensuring high-quality, customer‑focused resolutions.
· Work professionally with contractors, ensuring tasks are completed safely and to a high standard.
2. BUILDING SAFETY & COMPLIANCE
You play a key role in keeping the building safe, compliant, and aligned with statutory and BSMS requirements.
Your Building Safety Responsibilities Include:
· Fire Safety Systems:
o Conduct visual checks of fire doors, escape routes, AOVs, detectors, extinguishers, and signage.
o Support testing of fire alarms, emergency lighting, smoke control systems, and sprinkler systems.
· Safety Case & Compliance Support:
o Record and update PPM logs, FRA actions, statutory checks, and maintenance evidence.
o Ensure work is completed in line with safety case actions and BSMS documentation.
· Hazard Identification:
o Spot and immediately report risks such as leaks, electrical faults, damaged fire doors, obstructions, or structural concerns.
· Contractor Safety:
o Ensure contractors are following RAMS, permits-to-work, and site safety rules.
· Plant Room & M&E Oversight:
o Conduct checks in plant rooms, ensuring cleanliness, safe access, and functioning equipment.
· Emergency Response:
o Support evacuations, respond to urgent faults, and act quickly to minimise risk.
· Safe Working Practices:
o Use PPE, follow Fusion’s procedures, and work safely at all times.
Your role is critical in ensuring Fusion meets its duties under the Building Safety Act 2022 your checks, repairs, and reporting help maintain a safe living environment.
3. PREVENTATIVE MAINTENANCE
· Carry out planned preventative maintenance (PPM) across M&E, HVAC, plumbing, and electrical systems.
· Help identify lifespan issues and plan future works.
· Ensure equipment runs safely, efficiently, and in line with manufacturer and legislative requirements.
4. INVENTORY & EQUIPMENT MANAGEMENT
· Maintain toolkits, materials, and equipment, ensuring stock levels are sufficient.
· Keep storerooms safe, tidy, and compliant.
· Order replacement parts and materials when required.
5. JANITORIAL & CLEANLINESS SUPPORT
· Maintain clean, safe bin stores and external areas.
· Support waste management and ensure refuse is removed safely and on schedule.
· Assist with communal area cleanliness as needed.
6. RESIDENT INTERACTION & CUSTOMER SERVICE
· Build positive relationships with residents, providing professional and friendly service.
· Explain repairs where needed and ensure students feel informed and reassured.
· Support resident wellbeing by responding promptly and respectfully to concerns.

EXPERIENCE & KNOWLEDGE
Essential: - Experience in maintenance, facilities or repairs - Strong awareness of health & safety responsibilities - Ability to complete basic plumbing, electrical, or mechanical tasks - Experience working with maintenance systems or logs
Desirable: - Trade certifications such as plumbing, electrical, HVAC, carpentry - Experience in PBSA, housing, hospitality, or facilities management - NEBOSH/IOSH or similar qualification
