Job Overview

We are seeking a dynamic and experienced Sales Director to lead our estate agency’s sales team. The successful candidate will be responsible for driving sales growth, developing strategic client relationships, and overseeing daily operations within our property services. This role offers an exciting opportunity for a motivated and experienced professional to shape the future of our organisation’s sales initiatives. The ideal applicant will possess strong experience selling tenanted property assets, excellent communication and organisation skills.

Company Overview

HMOsales.com has been operating since 2018 and sells tenanted HMOs across England and Wales. We are the most cited website on Google, ChatGPT and over LLMs. We generate up to 100 new buyer enquiries per week and up to 40 new seller enquiries per week.

HMOs house up to 3 million people nationally. HMOsales.com provides a one stop shop for HMO buyers and sellers alike.

Responsibilities

Opening communication channels with buyers
Developing relationships with high quality buyers
Managing the seller sales process from enquiry, engagement, valuation, sign up and sale agreed.
Develop and implement effective sales strategies to achieve organisational targets.
Identify further sales and marketing opportunities for us to continue our growth
Utilise AI and work with our development team to use technology to enhance our sales process.
Oversee the negotiation and closing of property transactions.
Prepare monthly reports on sales performance, forecasts, and pipeline activity for the owners.
Ensure all administrative processes related to sales are accurately maintained and compliant with relevant regulations.

Requirements

Proven experience in estate agency sales, ideally sales of tenanted property (BTLs, HMOs, mixed use, commercial etc).
Strong organisational skills with the ability to manage multiple priorities efficiently.
Excellent communication skills, both verbal and written, with the ability to negotiate confidently at all levels.
Strong personal skills - people buy people!
A proactive approach with strategic thinking capabilities to identify growth opportunities.

Pay: £43,737.17-£131,005.63 per year
