Job Overview
Lanzab Limited is seeking experienced and reliable Multi Trade Operatives and Working Supervisors to support our growing portfolio of works across council housing, legal disrepair, reactive maintenance, planned works and refurbishment projects.
We are open to applicants from a wide range of main trade backgrounds, including:
- Carpentry
- Plastering
- Plumbing
- Tiling
- Decorating
- Flooring
- General building
- Kitchen and bathroom fitting
- Building fabric repairs
- Multi trade maintenance
We are looking for competent tradespeople who take pride in their work, can operate professionally in occupied properties and are capable of working independently or as part of a wider team.
We are also recruiting experienced Working Supervisors who can oversee operatives and subcontractors, coordinate day-to-day works and maintain quality and productivity while remaining hands-on where required.
Applicants do not need to cover every trade. However, you must be competent in your main trade areas, honest about your limitations and able to deliver clean, safe and tenant-ready workmanship.
Multi Trade Operative Responsibilities
- Carry out maintenance, repair, installation and making-good works across occupied and void properties.
- Complete works in accordance with schedules of work, job packs, expert reports and site instructions.
- Carry out works across your competent trade areas.
- Diagnose issues on site and identify practical solutions.
- Report additional works, access issues, resident concerns, variations and health and safety matters promptly.
- Take clear before, during and after photographs as evidence of completed works.
- Complete job sheets, sign-off records and basic site documentation.
- Maintain accurate records of works completed, materials used and issues encountered.
- Protect residents’ homes, belongings and communal areas.
- Keep working areas clean, tidy and safe.
- Liaise professionally with residents, clients, supervisors and other trades.
- Work independently with minimal supervision where required.
Working Supervisor Responsibilities
Working Supervisors will be expected to undertake the above duties where required, together with responsibility for overseeing teams and the day-to-day delivery of works.
Responsibilities will include:
- Supervising Multi Trade Operatives, subcontractors and small site teams.
- Allocating and coordinating daily works.
- Ensuring operatives understand the scope, sequence and required standard of work.
- Monitoring workmanship and addressing defects before completion.
- Carrying out quality checks and snagging inspections.
- Monitoring progress against programme requirements.
- Reviewing schedules of work, job packs and client instructions.
- Ensuring suitable before, during and after photo evidence is obtained.
- Checking that job records, sign-offs and supporting evidence are complete.
- Identifying and reporting variations, additional works and scope conflicts before unauthorised works proceed.
- Monitoring health and safety standards across the team.
- Ensuring properties are adequately protected and work areas are maintained safely.
- Liaising professionally with residents, clients, contract management and other trades.
- Resolving routine site issues and escalating significant matters promptly.
- Coordinating materials and identifying shortages before they affect progress.
- Supporting, guiding and managing operatives while maintaining a practical, hands-on approach.
- Ensuring completed works are clean, presentable and ready for client or resident handover.
Working Supervisors must be capable of leading from the front. This is not a purely office-based or non-working supervisory role.
Required Experience
Applicants should have:
- Proven experience within a recognised trade or multi trade environment.
- A good standard of workmanship in their main trade.
- Competence across one or more additional trade areas.
- Experience working in occupied properties.
- Ability to follow written scopes of work, schedules and instructions.
- Good practical problem-solving skills.
- Strong communication skills.
- A professional and respectful approach when dealing with residents and clients.
- Good timekeeping and reliability.
- Ability to manage workloads efficiently.
- Own tools.
- A clear understanding of the works they are and are not competent to undertake.
Additional Requirements for Working Supervisors
Working Supervisor applicants should also have:
- Previous experience supervising operatives, subcontractors or small works teams.
- Ability to coordinate multiple trades and work areas.
- Strong understanding of quality control, snagging and completion standards.
- Confidence dealing with residents, clients and contract management.
- Ability to identify delays, defects, scope issues and variations at an early stage.
- Good organisational and record-keeping skills.
- Ability to maintain standards without constant management supervision.
- A practical, hands-on trade background.
Preferred but Not Essential
- Own van.
- CSCS card.
- SSSTS or SMSTS for supervisor applicants.
- Asbestos Awareness.
- Manual Handling.
- Working at Height.
- Relevant trade qualifications.
- Social housing, council or housing association experience.
- Legal disrepair experience.
- Reactive maintenance or planned works experience.
- Experience working from expert reports and detailed schedules of work.
- Experience managing multiple occupied-property jobs.

Pay & Working Arrangements

- Enhanced rates for suitable Working Supervisors.
- Labour-only subcontractor arrangements available.
- Full-time and ongoing work opportunities available for suitable applicants.
- CIS deductions will apply where relevant.
- Weekly invoicing and payment arrangements will be agreed.
- Variations must be approved before proceeding.
- Operatives must provide their own tools unless otherwise agreed.
