<p><span><strong>EQUANS are looking for a General Maintenance Operative at Leicester Crown & County Court for our HMCTS contract. This role would be a permanent full-time role working 37.5 hours per week. On offer is a competitive salary and benefits package.</strong></span></p> <p> </p> <p><span><strong>General Overview:</strong></span></p> <p><span>The primary purpose of the role is to carry out both planned and reactive maintenance on a wide variety of Fabric and limited Engineering Assets, ensuring all activities are completed in a safe and timely manner and in accordance with the contracted output specifications and EQUANS processes and procedures. This includes Legionella control and monitoring activities. Activities will include –</span></p> <p><span>•Inspect/repair floor, walls, ceilings and roofs</span></p> <p><span>•Inspect /repair free standing and fitted furniture</span></p> <p><span>•Inspect/clear drainage and gully systems</span></p> <p><span>•Complete PPMs and reactives according to skillset</span></p> <p><span>•Carry out water flushing and tap temp checks</span></p> <p><span>•Inspect/repair doors (Inc. Fire Doors), windows and associated furniture.</span></p> <p><span>•Painting, re-decorating and hanging of pictures/signed/notices</span></p> <p><span>•Assist engineering staff in a wide range of duties as required</span></p> <p><span>•General site services; to include, sweeping and tidying</span></p> <p><span>•Carry out Ad-Hoc activities supporting EQUANS and Client team including Moves/Changes</span></p> <p><span>-Ensure that reactive tasks throughout the sites are completed and be proactive in highlighting areas where improvements can be made.</span></p> <p><span>-Ensure that suitable consumables are available to carry out both maintenance and reactive works.</span></p> <p><span>-To provide parts lists and estimated timescales to carry out remedial works.</span></p> <p><span>-Ensure that all relevant paperwork/CAFM is completed regarding planned and reactive activities and that it is passed without delay to the contract administrator.</span></p> <p><span>-Ensure that Method Statements and Risk Assessments are prepared and used for all tasks undertaken to ensure safe working practices.</span></p> <p><span>-To develop a good working relationship with all members of EQUANS staff, subcontractors and the client representatives.</span></p> <p><span>-Ensure the provision of a Safe and Healthy working environment. To include the wearing of uniform and PPE at all times.</span></p> <p><span>-Ensure the professional image of EQUANS is presented to clients at all times</span></p> <p><span>-Ensure that all plant rooms under the responsibility of EQUANS are kept in a clean and tidy condition.</span></p> <p><span>-Supervising and monitoring of sub-contractors works whilst they are on site carrying out associated Fabric tasks</span></p> <p><span>-To arrange and provide holiday and sickness cover at short notice and be flexible in their working patterns.</span></p> <p><span>-To undertake lone working when and where required, subject to passing satisfactory training.</span></p> <p><span>-Ensure assigned tasks are actioned and completed as appropriate.</span></p> <p><span>-Ensure an awareness and compliance to the contractual KPI's/SLA's.</span></p> <p><span>-Ensure CAFM system, e.g. PlanOn, is kept up to date and that PPM and reactive tickets are closed out with accurate data captured.</span></p> <p><span>-To carry out any other task as directed by the account management team.</span></p> <p> </p> <p><span><strong>Client / Customer</strong></span></p> <p><span>•Respond in a timely manner to verbal and written requests</span></p> <p><span>•Production of information for quotations</span></p> <p> </p> <p><span><strong>Helpdesk - PPM</strong></span></p> <p><span>•Support the Helpdesk as required when reporting or updating planned and reactive activities</span></p> <p><span>•Be available for out of hours call-out support for the contract if required</span></p> <p> </p> <p><span><strong>Compliance</strong></span></p> <p><span>•To gain Technical Appointments as required e.g. LVCP and Water Hygiene CP to permit Lamp changing and L8 activities e.g tap flushing </span></p> <p><span>•Produce Condition / Dilapidation Reports as required for fabric assets</span></p> <p><span>•Ensure supervisor is informed immediately if dangerous circumstances occur</span></p> <p> </p> <p><span><strong>SHEQ</strong></span></p> <p><span>•Comply with requests for information from SHEQ manager</span></p> <p><span>•Ensure you work to company health and safety policy</span></p> <p><span>•Ensue PPE is safe to use</span></p> <p><span>•Report accident and near misses in a timely manner</span></p> <p><span>•Ensure your test equipment is within calibration</span></p> <p><span>•Ensure you follow Method Statements & Risk Assessments for all works</span></p> <p> </p> <p><span><strong>Impact:</strong></span></p> <p><span>Working to high standard of service, we require a fully reliable and competent Handyman/Fabric Tech who can work on own initiative, within a team or oversee subcontractor’s, producing good quality reports on their findings and work. The role will involve being the face of EQUANS so smart appearance and being able to discuss findings with others including customers is required.</span></p> <p> </p> <p><span><strong>Complexity: </strong></span></p> <p><span>The successful candidate will have the ability to work unaided and build rapports with end users and customers, promoting EQUANS’s values.</span></p> <p><span>Have an excellent knowledge of carpentry, plumbing and/or painting/decorating techniques.</span></p> <p><span>Have an eye for detail and be conscious of quality standards.</span></p> <p> </p> <p><span><strong>Qualifications</strong></span></p> <p><span>Must have an NVQ (or similar) in one of the below –</span></p> <p><span>•Plumbing</span></p> <p><span>•Carpentry</span></p> <p><span>•Decorating services</span></p> <p> </p> <p><span><strong>Experience</strong></span></p> <p><span>Demonstrable experience in either carpentry, painting, plumbing or flooring in a construction, repair or maintenance environment.
