We are seeking an enthusiastic, commercially minded, and professional Property Portfolio Manager to join our team. This is an exciting opportunity for an individual who can maximise the performance and income of our existing property portfolio while identifying innovative ways to enhance its value. This may include expanding into holiday lets, Airbnb-style accommodation, specialist housing, Houses in Multiple Occupation (HMOs), and traditional residential lettings.
As Broad Oak Group continues to invest in and grow its residential lettings, new build developments, and commercial property portfolio, the Property Portfolio Manager will play a key role in identifying, evaluating, and presenting new acquisition opportunities to the Group Commercial Director. The successful candidate will help shape the Group's property investment strategy, driving sustainable growth and maximising long-term returns.
Key Responsibilities
- Manage and oversee the Group's residential and commercial property portfolio, ensuring it is well maintained, fully compliant, and performing to its full potential.
- Proactively identify and secure new investment opportunities, with a particular focus on commercial properties and other income-generating assets.
- Carry out property appraisals and valuations, setting competitive rental values and implementing effective marketing strategies to attract suitable tenants.
- Ensure full compliance with all relevant property legislation, health and safety requirements, and lettings regulations.
- Arrange and conduct property viewings, providing prospective tenants with professional advice and responding to enquiries in a timely manner.
- Negotiate rental terms, tenancy agreements, lease renewals, and other property transactions to achieve the best commercial outcome.
- Prepare, administer, and maintain tenancy agreements and all associated documentation, ensuring accuracy, compliance, and efficient record management.
What We’re Looking For:

· Strong commercial and financial awareness, with a sound understanding of rental values, investment returns, operating costs, and portfolio performance.
· A driven and ambitious attitude, with the determination to make a measurable impact and demonstrate what you can achieve.
· A thorough understanding of current lettings legislation, compliance requirements, and industry best practice.
· Excellent communication, negotiation, and relationship management skills, with a strong customer-focused approach.
· A proactive, solutions-driven mindset, with the ability to identify opportunities and deliver results.
· A full UK driving licence, as travel between properties and development opportunities is an essential part of the role.

Working Hours
Monday – Friday inclusive. 42.5 hours per week. Hours include ½ hr unpaid daily lunch break
