- This role can be quite intense and for this reason applicants will be invited in for a 30 minute computer assessment. The assessment is designed to assess candidates ability to pay attention to detail whilst working under pressure.
- Offered as a contractor role - day rate of £109.17 - £131 per day.
The Property Management Trainee will be assisting the current Property Management team in managing our portfolio of properties across East London, mainly Tower Hamlets, Newham, Redbridge and Barking and Dagenham. You must be organised, responsible and efficient. Whilst this role is office based it will involve a lot of off-site visits to properties for property inspections, maintenance checks etc.
The ideal candidate will be charismatic, personable and able to deliver results under pressure. Strong communication and organisational skills essentials.
Job Description:
- Assisting the Property Management team in taking care of the maintenance of all properties.
- Assisting in carrying out periodic property inspections and reporting and dealing with maintenance issues.
- Assisting in ensuring legal compliance for properties and landlords, ensuring all legal certs are up to date etc.
- Assisting in making licensing and HMO applications
- Assisting in ensuring all maintenance issues are properly recorded and actioned in a timely manner.
- Arranging contractors to carry out works, reporting to landlords and line manager.
- Checking out tenants from managed premises.
- Liaising with local authority, partner agencies, insurance companies and other officials.
- Liaising with tenants and landlords to carry out maintenance work.
- Arranging cleaning of properties after check out has been completed.
- Organising check out inventories of properties.
- carrying out floorplans and photos of properties
- Ability to deliver excellent customer service to all service users.
- Dealing with internet issues and liaising with broadband providers.
- Registering of bills on behalf of tenants for managed properties.
- Instructing, erecting and removal of sales boards (where necessary).
- Any other tasks as per business needs.
Person Specification:
To be considered for the Property Management Trainee role you must possess the following key skills and experience:
- Some experience in working in an estate agency preferred (not essential)
- Highly organised, efficient with good time management skills (essential)
- Some understanding of property compliance matters is useful (not essential)
- Ability to organise yourself and work without supervision.
- Ability to work under pressure and deliver results.
- Ability to juggle different tasks and prioritise urgent matters.
- Confident, assertive and charismatic personality.
- Excellent communication skills, both written and verbal as you will be required to liaise with a large and diverse group of people.
- Confident with strong interpersonal skills.
- Strong IT skills and ability to use database systems and keep efficient and accurate records.
- Ability to negotiate best prices for landlords from contractors.
- Dedication and reliability during our peak season which is August and September.
- Willingness to ‘muck in’.
- Ability to travel around East London to conduct site visits - a car is preferred but not essential as often it is easier to get around East London with public transport and you must be able and willing to do this.
