developed a portfolio of over 1,200 properties with 5,200 tenants in 25 University cities across the UK and have rapid growth plans with a current portfolio of £500m projected to expand to £1billion over the next 5 years.
Maintenance Coordinator Responsibilities:
- Oversee all maintenance activities within your region and manage internal maintenance operatives.
- Ensure all properties are safe, well-maintained, and compliant with relevant health, safety, and housing regulations.
- Prioritise and schedule reactive and proactive maintenance to deliver Student Cribs service SLAs.
- Address and resolve escalated maintenance issues and tenant complaints in a timely and efficient manner.
- Use technical knowledge and liaise with the wider team to determine the most appropriate internal or external contractor solutions to meet required service levels.
- Plan and coordinate compliance certification and remedial works.
- Conduct and support regular property inspections to identify maintenance requirements and improvement opportunities.
- Act as a key point of contact for tenants regarding maintenance issues, ensuring clear communication and excellent customer service.
- Support the region with inbound maintenance calls and outbound triage calls.
- Assist with the organisation and delivery of the annual tenant handover process each summer.
- Support the integration of new property acquisitions into the business and ensure maintenance standards are aligned with company expectations.
- Provide input into regular capacity utilisation and cost reviews.
- Monitor the Planned Preventative Maintenance (PPM) schedule for both in-house teams and contractors, and conduct regular audits of PPM performance.
- Work with the Supplier Management team to ensure Health C Safety compliance from all contractors.
- Monitor maintenance costs to ensure alignment with regional budgets.
- Participate in process improvement initiatives to drive efficiency and enhance service delivery.
- Support profitability and occupancy across the business during peak periods and team absences.
- Carry out any reasonable requests from senior management and work flexibly across the organisation as required.
Requirements:

- A team player with a positive and adaptable attitude.
- Committed to providing a high level of customer service from initial contact through to issue resolution.
- Highly IT literate, with experience using online scheduling systems preferred but not essential.
- Excellent written and verbal communication skills with high attention to detail.
- Strong HMO and/or purpose-built student housing or residential property experience preferred but not essential.
Hours: 9am – 6pm Monday to Friday
