Job Description
We are seeking an experienced Property Solicitor with more than five years’ post-qualification experience to join a well-established high street legal practice in South Shields. This is an excellent opportunity for a confident and client-focused solicitor to manage a varied property caseload, including residential conveyancing and, where applicable, commercial property transactions, within a friendly, reputable firm serving individuals, families, local businesses and repeat clients across South Tyneside and the surrounding area.
The successful candidate will be able to handle matters independently, provide practical and commercially sensible advice, and contribute positively to the continued growth and reputation of the firm’s property department.
Key Responsibilities
· Manage a broad property caseload from instruction through to post-completion, including freehold and leasehold residential sales and purchases, remortgages, transfers of equity and, where experience permits, commercial property transactions.
· Advise clients clearly on title issues, searches, mortgage requirements, leasehold matters, enquiries, contracts, completion arrangements, Stamp Duty Land Tax and Land Registry registration.
· Draft, review and negotiate contracts, transfers, leases and other property documentation as required.
· Assist with or manage commercial property matters where appropriate, such as sales and purchases of commercial premises, lease assignments, renewals, licences and related transactional work.
· Maintain excellent standards of client care, ensuring regular communication with clients, estate agents, lenders and other solicitors.
· Identify and resolve issues efficiently, including title defects, leasehold complications, rights of way, covenants, restrictions, boundary matters and lender requirements.
· Ensure all files are managed in accordance with regulatory, compliance, anti-money laundering and risk management requirements.
· Supervise, support or mentor junior fee earners, paralegals or support staff where appropriate.
· Assist with business development, local networking and maintaining strong relationships with clients and referrers.
· Contribute to the effective running of the department and support the firm’s reputation for reliable, approachable and professional legal services.
Candidate Requirements
· Qualified solicitor in England and Wales with more than five years’ PQE in property law.
· Strong experience in residential conveyancing, ideally gained within a high street, regional or client-facing legal practice; relevant experience in commercial property transactions would be beneficial.
· Ability to manage a full caseload independently and progress matters proactively.
· Sound technical knowledge of conveyancing procedure, lender requirements, leasehold issues, Land Registry practice, and relevant property legislation.
· A working knowledge of commercial property matters, including commercial leases and business premises transactions, would be an advantage.
· Excellent communication skills and a practical, client-centred approach.
· Strong attention to detail, organisation and file management skills.
· Commercial awareness and the ability to build lasting relationships with clients, agents and professional contacts.
· Experience of supervising junior colleagues or support staff would be advantageous.
