Job Overview
We are seeking a Reliable Long term Skilled Maintenance Technician to join our growing team. The ideal candidate will possess a strong mechanical background and demonstrate proficiency in various maintenance tasks. This role requires 1.5 days a week from a dedicated and committed individual who will become the core part of the team, ensuring that all reactive and scheduled maintenance tasks are handled promptly and professionally. This role is crucial for ensuring the smooth operation of our facilities and equipment, contributing to overall efficiency and safety.
Duties
- Perform routine property maintenance repairs on the entire portfolio comprising of 114 HMO rooms and due to increase over the coming years
- Fire alarm testing
- Reactive maintenance across the portfolio as directed via our online system
- Basic plumbing, e.g. blocked drains, leaking taps etc
- Basic electrical – e.g. replacing bulbs, checking sockets, replacing extractor fans
- Door and lock repairs
- Patch painting and minor decorating
- Wall and ceiling crack filling
- Assembling furniture and replacing appliances where needed
- Gutter clearance and reporting issues with roofing
- Garden maintenance (light – e.g. tidying, weeding)
- Health & Safety checks (as per checklist provided)
- Reporting and documenting all completed work via our property management system
- Conduct inspections to identify potential problems before they escalate into major issues.
- Maintain accurate records of maintenance activities and repairs performed.
- Supervise junior maintenance staff if required, providing guidance and support as needed.
- Collaborate with other departments to address maintenance needs and improve operational efficiency and keep costs down
- Provide exceptional customer service when interacting with staff, tenants and external stakeholders.
Skills
- Proficient in English, both written and verbal, to communicate effectively with team members and management.
- Strong mechanical knowledge
- Familiarity with electrical systems and the ability to read schematics.
- Excellent problem-solving skills, demonstrating logical thinking in troubleshooting scenarios.
- Experience in supervising teams, showcasing leadership qualities that inspire collaboration and productivity.
- A commitment to maintaining a safe working environment while adhering to health and safety regulations.
- Experienced in general property maintenance (multi-trade skills preferred)
- Trustworthy, proactive, and solution-focused
- Takes pride in a job well done
- Good communication skills
- Must be comfortable using (or willing to learn) our digital reporting system (training provided)
- Own tools and transport preferred
- Effective work habits to keep costs efficient
- The agreed hourly rate covers all general maintenance and required call outs, there will be no additional for call outs.
