Job Title: Property Manager - The Tramshed

Reports to: Head of PBSA Operations
Salary: Up to £35,000 per annum depending on experience
Contract Type: Full-time, Permanent
Working Hours: 40 hours per week (5 out of 7 days, including occasional weekends)

Job Purpose
The Property Manager is responsible for the day-to-day management and smooth operation of The Tramshed, a 316-bed purpose-built student accommodation (PBSA) scheme in Preston. As the Property Manager, you will lead the on-site team to deliver an exceptional resident experience, maintain the highest standards across the building, ensure full operational and compliance excellence, and drive outstanding customer satisfaction.
This is an exciting opportunity to manage The Tramshed – Preston's number one rated PBSA on Student Crowd – taking pride in maintaining its market-leading reputation while continually enhancing the resident experience and ensuring the building operates efficiently, safely, and professionally at all times.
Key Responsibilities Operational and Building Management
· Ensure the building is maintained to the highest standards of safety, cleanliness, and presentation.
· Manage planned and reactive maintenance, working closely with contractors and in-house teams.
· Drive sales, upsell the Scheme and offer tours, drive rebooking incentives – working closely with the Head of sales
· Monitor and maintain compliance with health & safety regulations and statutory requirements.
· Monitor and chase rent arrears, following our in house debt process and working closely with accounts payable.
· Conduct regular inspections of communal areas and facilities, identifying and resolving issues promptly.
· Provide a professional and friendly front-of-house presence for students and visitors.
· Carry out regular student events and engagement activities
· Handle day-to-day queries, concerns, and complaints in a timely and empathetic manner.
· Promote a positive living environment by supporting community engagement and wellbeing.
· Ensure safeguarding and student welfare procedures are understood and followed.
Team Leadership
· Lead and support the on-site team, including housekeeping and maintenance staff.
· Carry out regular performance reviews, training, and team briefings.
· Assist with scheduling, rota planning, and day-to-day supervision.
Administration & Compliance
· Maintain accurate records, including health & safety checks, incident logs, and contractor visits.
· Manage site documentation including risk assessments, fire safety records, and compliance trackers.
· Report regularly to the Head of PBSA Operations on site performance, issues, and actions.

Experience managing residential or student buildings
