About the Role

Commercial property decisions often begin with a simple question: what is this building, lease, or investment really worth to the organisation? Answering that properly requires an understanding of condition, occupancy, rental value, maintenance obligations, market evidence, and long-term use.

As a Property Surveyor, you will support the management and performance of a varied property portfolio. You will inspect premises, review lease and property information, assist with valuations and negotiations, monitor property obligations, and provide clear recommendations on how individual assets should be managed.

The role combines site visits with commercial analysis and documentation. One day may involve inspecting a property and reviewing its condition, while another could focus on lease negotiations, preparing a valuation summary, resolving an occupation issue, or assessing options for a property that is no longer meeting operational requirements.

Key Responsibilities

Carry out inspections of commercial and operational properties.
Maintain accurate property, tenancy, lease, and occupancy records.
Assist with property valuations, rental assessments, and market comparisons.
Review lease terms and identify upcoming renewals, rent reviews, break dates, and other obligations.
Support negotiations involving leases, licences, renewals, and property transactions.
Prepare property reports and recommendations for internal decision makers.
Monitor landlord and tenant responsibilities under existing agreements.
Liaise with tenants, landlords, solicitors, agents, contractors, and other property professionals.
Assist with acquisitions, disposals, lettings, and lease restructures.
Investigate property-related queries and recommend appropriate action.
Maintain schedules covering rent, service charges, lease dates, and property commitments.
Review market evidence to support rental and valuation recommendations.
Coordinate property inspections before new lettings or occupation changes.
Assist with resolving boundary, access, occupation, and property-management matters.
Prepare information for portfolio reviews and asset-management planning.
Support condition and maintenance discussions where they affect property value or use.
Ensure property records and supporting documentation remain complete and current.
Assist with property-related procurement and consultant appointments where required.
Monitor progress on agreed property actions and transactions.
Contribute to longer-term estate and portfolio planning.

What We Are Looking For

Previous experience in surveying, commercial property, estates management, valuation, property management, or a related field.
Degree or professional qualification in surveying, property, real estate, or a related discipline is preferred.
Working knowledge of commercial leases and property-management principles.
Ability to inspect properties and prepare clear written findings.
Strong numerical and analytical skills when reviewing rental or valuation information.
Good written and verbal communication skills.
Experience dealing with landlords, tenants, agents, solicitors, or property consultants would be advantageous.
Good working knowledge of Microsoft Excel, Word, and property-record systems.
Ability to manage several property cases and deadlines simultaneously.
Understanding of Scottish commercial property practices would be beneficial.
RICS membership or progress toward chartered status would be advantageous.
A driving licence may be required for property inspections across different locations.
