The Contracts Manager (CM) and Quantity Surveyor (QS) will work together to deliver projects. The CM will primarily be responsible for the operational aspects of delivery, and the QS will primarily be responsible for the commercial performance. But it’s a team effort. In addition to managing contracts, the CM will be expected to contribute to wider activities such as work winning, customer engagement, recruitment, employee career development, and others as appropriate. The CM will be expected to act as a positive ambassador and role model for their team and McConnell.

Primary Responsibilities
- Meeting mandatory and company required SHEQ standards
- Full operational management responsibility from Estimating handover to Final Certificate
- Carry out your responsibilities using a reasonable standard of skill and care
- Delivering projects safely, to the required quality standards, in an efficient manner whilst exercising high standards of risk management and commercial control
- Managing people expectations and relationships using effective communication and high standards of care to achieve equitable outcomes for all stakeholders including Customers, Consultants, Supply Chain, McConnell employees, building occupiers, and any others
Specific Responsibilities
SHEQ Responsibilities
- Responsible for meeting mandatory and company required SHEQ standards
- Identify project requirements for O&M Manual, Golden Thread, or other similar documentation, and ensure effective planning and implementation of necessary data capture procedures
- Production of Construction Phase Plan
- Full compliance with prevailing Construction (Design and Management) Regulations (CDM)
- Ensure adherence to the McConnell Quality Management System (QMS)
- Production of Site Waste Management Plan (SWMP)
- Ensure compliance with Statutory requirements and Notices
- Ensure McConnell employees have the required skills and understanding to achieve the SHEQ standards on each project
- Ensure Supply Chain partners meet the required McConnell SHEQ standards, before appointment, and during the delivery and completion of their services
- Proactively manage SHEQ performance on all projects, including undertaking required H&S Inspections & Audits, as well as assessing and implementing necessary corrective actions and improvements
- Ensure any Accidents, Incidents, Near Misses or Improvement Notices are reported correctly and effectively managed through to conclusion in collaboration with the McConnell SHEQ team
- Ensure timely delivery of SHEQ documentation required to achieve Practical and Contract completion, and the issue of the Final Certificate
Operational Responsibilities
- Attend project handover meeting led by Bid Team
- Pre-commencement requirements in conjunction with QS
- Identification and management of Contractor design responsibilities
- Production and ongoing management of construction programme
- Effective planning and cost control of logistics, site establishment, mobilisation, resources, and Preliminaries including site management team, resident liaison, and direct operatives where applicable
- Site establishments to be implemented in accordance with McConnell Site Welfare & Livery guide
- Effective Contract Administration and Document Control management
- Sourcing, assessment, approval, appointment, and ongoing management of supply chain partners and consultants in conjunction with QS
- Ongoing management of all logistics, Preliminaries, and resources, ensuring compliance with all project requirements including Contractual, Regulatory, Statutory, SHEQ, QMS, and any others
- Make regular site visits, walking the job with the Site Management, checking safety, programme, quality, morale, etc.
- Manage Site Meetings and Reports
- Deliver required social values and community benefits, with the help of the project teamThe CM is the main driver of Project Delivery and is responsible for managing the contract to a successful conclusion and resolving all operational matters that may arise during the delivery of the contract.
- ·Manage projects from Practical Completion to Final Certificate, in conjunction with the QS, and where necessary conduct a Post Completion review to identify lessons learned and future improvements
Commercial Responsibilities
The CM will be expected to support the QS on the following:
- Manage and develop the Risk & Opportunities schedule to minimise risk and maximise opportunity
- Management of timely and cost-effective procurement
- Support robust cost plan and reporting through monthly CVR’s
- Agreeing variations and resolving disputes with customers and the supply chain
- Compliance with Contract Conditions such as Notices, Claims, Disputes, Milestones, etc.
- Management of Contract Design Liability, Insurances, Legal Matters, Warranties, Guarantees, Performance Bonds, and the like, including negotiation and subrogation
General Responsibilities
